NOTICE OF SHERIFF'S SALE
By virtue of a certified copy of a decree to me directed from the Clerk of Lawrence Circuit Court of Lawrence County, Indiana, in Cause No. 47C01-2503-MF-000366 wherein Nationstar Mortgage LLC was Plaintiff, and Jade M. Pixley, Joshua Aaron Pixley a/k/a Joshua A. Pixley and United States of America, acting through the Rural Housing Service were Defendants, required me to make the sum as provided for in said Decree with interest and cost, I will expose at public sale to the highest bidder, on the 14th day of October, 2025, at the hour of 1:00 AM, or as soon thereafter as is possible, at 1420 "I" Street, Bedford, IN 47421, the fee simple of the whole body of Real Estate in Lawrence County, Indiana.

Norman, PLS #20500020" and the Southeast corner of said quarter quarter section; thence South 89 degrees 24 minutes 50 seconds West along the South line of said quarter quarter section, 825.00 feet to a #5 Rebar set with said cap; thence South 01 degrees 05 minutes 13 seconds East, 981.70 feet; thence South 89 degrees 17 minutes 52 seconds West, (passing through a #5 Rebar found, 15.73 feet) 309.80 feet to a #5 Rebar found; thence South 01 degrees 16 minutes 26 seconds East, (passing through a #5 Rebar found, 137.51 feet) 260.80 feet to the centerline of Spice Valley Road and a Mag Nail found; thence North 63 degrees 39 minutes 37 seconds West along said centerline, 87.95 feet to a Mag Nail set with washer inscribed "Travis A. Norman, PLS #20500020"; thence continuing along said centerline, North 60 degrees 33 minutes 37 seconds West, 76.48 feet to a Mag Nail set with said washer; thence continuing along said centerline, North 56 degrees 06 minutes 42 seconds West, 32.68 feet to the Point of Beginning and containing, 21.62 acres, more or less.
