Colony Retirement Homes, Inc. have applied to the Planning Board seeking an Inclusionary Zoning Special Permit to modify parking, loading, and/or landscaping requirements (Article VII, Section 6.A.ii.b), under the requirements of the City of Worcester Zoning Ordinance. Presently on the pre-mises are 12 two-story, multi-family low-rise dwell-ings with ±139 dwelling units and ±124 parking spaces across various parking areas. The property is located in the BG-3 (Business, General) zoning dis-trict. As part of Phase 1 of a larger, phased redevelopment project, the applicant seeks to demolish 3 of the existing buildings, containing 24 dwelling units, in order to construct a new ±48,968 SF 5-story building, containing ±45 new dwelling units, and to conduct associated site improvements (PB-2025-071).
A public hearing on the ap-plication will be held on Wednesday, October 1, 2025, at 5:30PM in the Levi Lincoln Chamber, 3rd floor of the City Hall, 455 Main Street, Worcester, MA.
