NOTICE IS HEREBY GIVEN pursuant to the Summary Final Judgment of Foreclosure entered on September 5, 2025, in Case No: 2025-CA-000046, in the Circuit Court of Lake County, Florida, that the Clerk of this Court, who is currently Gary J. Cooney, will sell to the highest and best bidder for cash on December 9, 2025, at the hour of 11:00 A.M., at the Lake County Courthouse, 550 West Main Street, Tavares, Florida, in the Jury Room on the 1st floor, in accordance with Chapter 45, Flo-rida Statutes (the “Foreclosure Sale”), after the publication of no-tice thereof as required by §45.031, Florida Statutes, the property de-scribed as follows:
Begin at the Northwest corner of the S 1/2 of Government Lot 7, Sec. 6 Tp. 20 S., Range 26 E., run thence North 89°45' East 301.1 feet to a cement marker on the Easterly right of way of State Road No. 19, thence South 2°17’ East along said right of way of State Road 331.79 feet, thence North 89°46' East 100 feet to the point of beginning for this description; then continue North 89°46' East 100 feet, thence North 0°14' West 140.8 feet, thence South 89°45' West 100 feet, thence South 0°14' East 140.8 feet to the point of beginning.
Together with:
Begin at the NW corner of Gov. Lot 7 of Sec. 6, Twp. 20 S., Range 26 East, and run thence South 0°22' East 662.7 feet to concrete marker, run thence East 301.1 feet to concrete marker on the East right of way line of State Road 19, continue East a distance of 211.87 feet, run thence South 190.87 feet to point of beginning for this tract of land, run thence North 89°46' East 100 feet, run thence South 140.8 feet, run thence West 100 feet, run thence North 140.8 feet to point of beginning.

IF YOU FAIL TO FILE A CLAIM, YOU WILL NOT BE ENTITLED TO ANY REMAINING FUNDS. AFTER THE FUNDS ARE REPORTED AS UNCLAIMED, ONLY THE OWNER OF RECORD AS OF THE DATE OF THE LIS PENDENS MAY CLAIM THE SURPLUS.
