PLEASE TAKE NOTICE that Mr. Bruce and Mrs. Kathleen LaCarte (the "Applicants") have applied to the Voorhees Township Zoning Board of Adjustment seeking bulk variance relief to allow for a greater area of impervious coverage than what is allowed by code, and to permit a 96 square foot shed, pavers, a concrete patio and other as-built improvements such as a strip of artificial turf in the rear and side yards of the Site. The Applicant also seeks to permit an irregular shaped driveway in the side and front yard (the "Application"). The subject property is located at 24 Brookstone Drive, Voorhees, NJ 08043, further identified as Block 218.37, Lot 11 on the Voorhees Township Tax Map (the "Site").
The Applicant requests the following variances:
1. From §152.005(G), where the maximum lot coverage permitted for properties in the RR zone is 45%, and the lot consists of 52.88% of impervious coverage.
2. From §150.13(A)(1), to permit more than 50% of the rear yard to be occupied by accessory buildings and uses.
3. From §156.037(B)(5), where improvements exceeding 500 SF in surface dirt disturbance require a grading plan approval, and a number of improvements were installed which exceed 500 SF in total area, but a grading plan (and the required grading plan application items) has not previously been submitted.
4. From §150.13(A)(6), where the minimum rear setback for all accessory uses and structures is 10', and both paver areas and the planter were installed at less than 10' from the rear property line.
5. From §150.13(A)(7)(a), where sheds are only permitted within the rear yards of interior lots, and the shed is primarily located within a side yard.
6. From §150.13(A)(7)(b), where sheds not exceeding 100 SF in area shall not be installed within 5' of any property line, and the subject shed was installed approximately 1' from a side property line.
7. From §150.12(B)(1), where no improvements shall be installed within 5' of a side or rear property line and
a. concrete area is 4.5' from a side property line;
b. paver area is 0.2' and 4.5' from a side property line and 0.4' from the rear property line;
c. the shed was installed at approximately 1' from a side property line; and
d. the paver patio was installed less than 2' from a side property line.
8. From §152.015(D)(3), where the minimum side setbacks for the RR zone are 30' and
a. concrete area is 6.2' from a side property line;
b. the deck was constructed at 8' from a side property line;
c. the existing paver patio area is less than 2' from a side property line; and
d. the existing paver areas were installed at 0.2' and 4.5' from a side property line.
No other variances have been identified at this time but the Applicants requests any and all other variances, exceptions and waivers as may be required as a result of review and recommendations of the Board or its professional review staff.
This matter will be heard at the regular meeting of the Voorhees Township Zoning Board of Adjustment scheduled for November 13, 2025, at 7 PM at the Voorhees Township Center, 2400 Voorhees Town Center, Voorhees, NJ 08043.
