ZONING BOARD OF APPEALS
The Wayland Zoning Board of Appeals will hold a public hearing on November 18, 2025, at 7:00 p.m. to consider the following new applications. The hearing will be conducted in person at the Wayland Town Building and remotely via Zoom. Case #25-27 | 7:30 p.m.
Application of Kara and Ethan Rice for the property located at 42 Pemberton Road (Parcel ID: 51C-040) in the Single Residence R-20 Zoning District. The applicants are seeking a Special Permit, Variance, or other zoning relief to construct an addition and remodel portions of the existing single-family dwelling. The lot is pre-existing and nonconforming with respect to lot size and setbacks, and the proposed work requires relief from the side yard setback requirements on both sides of the lot.

Application of Joshua Fox on behalf of URBN for the properties located at 297 & 311 Boston Post Road (Parcel IDs: 23-12, 23-13, 23-13A) in the Business B Zoning District. The applicant is seeking a Variance, Special Permit, or other zoning relief to allow additional signage, exceed the maximum aggregate sign area of 40 sq. ft. per lot, and obtain a Special Permit or Variance for halo-lit/reverse channel illumination for two signs associated with the approved Terrain restaurant use (ZBA 25-13).

The applicants are seeking a Special Permit, Variance, or other zoning relief to demolish a portion of the existing house and construct a rear addition. The lot is pre-existing and nonconforming with respect to minimum lot area and the existing front setback.

Application of IPA Development Company LLC, owner of the property located at 43 Plain Road (Parcel ID: 24-120) in the Single Residence R-30 Zoning District. The applicant is seeking a Special Permit, Variance, or other zoning relief to expand the existing house, including the addition of a three-car garage and a deck. The lot is pre-existing and nonconforming with respect to lot size, and the proposed work would result in lot coverage exceeding the 20% maximum allowed.

Application of Nicholas Haddad and Amy Silberbogen for the property located at 149 Woodridge Road (Parcel ID: 45-017) in the Single Residence R-40 Zoning District. The applicants are seeking a Special Permit, Variance, or other zoning relief to construct a deck at the rear of the existing single-family dwelling. The building is pre-existing and nonconforming with respect to side setback requirements.

Application of Anant Subramanamian and Christopher Mangels for the property located at 13 Harrison Street (Parcel ID: 51C-015) in the Single Residence R-20 Zoning District. The applicants are seeking a Special Permit, Variance, or other zoning relief to construct additions to their house. The proposed addition is approximately 219 square feet, including an entrance mudroom, a kitchen expansion on the first floor, and an extension on the second floor. The existing structure is nonconforming with respect to lot size, frontage, lot coverage, and side and front yard setbacks.
