NOTICE: is hereby given that, pursuant to Section 285-48(B) of the Zoning Ordinance of the Town of Greenburgh, a Public Hearing will be held by the Zoning Board of Appeals on Thursday, November 20, 2025 at 7:00 pm or as soon thereafter as the matter can be heard, on an application of Christian Ejekpokpo, for property located at 10 Oliver Avenue, (P.O. White Plains, NY 10603). Applicant is requesting area variances from Section 285-5 of the Zoning Ordinance to reduce the minimum distance between a patio and the side property line from 10 ft (required) to 0 ft (proposed); from Section 285-15B(3)(d) increase the maximum impervious surface coverage from 40.75%(permitted) to 59.43% (proposed); from 285-38B to reduce the minimum permitted distance between parking and a Town right-of-way from 1ft (required) to 0 ft (proposed); from Section 285-36F(1) to increase the maximum number of commercial vehicles stored/parked on property if in the side/rear yard and screened from view from 1 vehicle (permitted) to 2 vehicles (proposed); from Section 285-36F(1) to store 2 commercial vehicles (proposed) in a front yard where such storage in a front yard is not permitted, in order to store/park two (2) commercial vehicles (ambulettes) in the front yard and to legalize a patio installed on the subject property. The property is located in the R-7.5 One-Family Residence District and is designated on the Town Tax Map as parcel ID: 7.280-131-4.
