PLEASE TAKE NOTICE that Lark Properties, LP (the "Applicant") has applied to the City of Vineland Zoning Board of Adjustment seeking a D(1) use variance to permit the construction of an 80,000 square foot warehouse building on property that is split-zoned, located within both the I-2 Industrial Zoning District ("I-2 District") and the R-2 Residential Zoning District ("R-2 District") (the "Application"). The property is located at 765-785 East Oak Road, Vineland, New Jersey, further identified as Block 2302, Lots 14, 15, and 16 on the Official Tax Map for the City of Vineland (the "Site"). A warehouse is permitted within the I-2 District but is not permitted within the R-2 District. The Applicant proposes to construct the warehouse exclusively on Lot 16, which is located within the I-2 District, and to utilize Lots 14 and 15, which are located within the R-2 District, to support the proposed warehouse with landscaping and a stormwater retention pond.
No further variances have been identified at this time, but the Applicant hereby requests all other variances and waivers that may be required as a result of review and recommendations of the Board or its professional review staff.
This matter will be heard at the regular meeting of the City of Vineland Zoning Board of Adjustment scheduled for November 19, 2025, at 7:00 PM in City Council Chambers, located on the second floor of City Hall, 640 E. Wood Street, Vineland, New Jersey 08362-1508. All relevant Application documents are on file with the Zoning Board Secretary at the Vineland City Hall.
