PLEASE TAKE NOTICE that on December 1, 2025 at 7:00 p.m., the Unified Planning/Zoning Board of the Borough of Matawan will hold a public hearing on the application of 167 Main Street Associates, LLC. The public hearing will be held at the Community Center, 201 Broad Street, Matawan, New Jersey. The premises which are the subject of the application are located at 213 Main Street, Matawan, New Jersey. Said premises are known as Lot 2.01, Block 23 and are in DPD (Downtown Preservation) District Zone.
The applicant seeks d(1) Use Variance approval to convert the existing structure to a multi-family residential building containing ten (10) one (1) bedroom residential units which is not a permitted use in the zone. Relief is also being sought for an existing non-conformity for building height where 38.7 ft. and 3 stories exist and 35 ft and 2.5 stories is permitted in non-conformance with Borough Ordinance standards.
The applicant also intends to request at the hearing such bulk, use and density variance and/or waivers of design standards and/or submission requirements as are required to develop the premises in the manner indicated in the application materials, and any other variances or waivers that the Board may require.
The application for development and all supporting maps, site plans and documents are on file in the office of the Department of Planning and Zoning and are available for public inspection, during normal business hours at the Borough of Matawan, 201 Broad Street, Matawan, New Jersey. Any interested party may appear at the aforesaid hearing, either in person, or by their attorney, and be given an opportunity to be heard with respect to the aforesaid application.
