BY VIRTUE OF AN ORDER OF SALE to me directed and issued from the TUSCARAWAS COUNTY COMMON PLEAS COURT and State of Ohio, in the above entitled action, I will offer for sale at Public Auction online at https://tuscarawas.sheriffsaleauction.ohio.gov, on 12/4/25 at 9:00 AM, of said day for not less than 2/3 of the appraised value. If property does not receive a sufficient bid, it shall be offered for sale on 12/18/25 at 9:00 AM with no minimum bid, the following real estate to wit:

Being located in Lot 63 and Lot 27 of the Zoar Tract and being all of that portion of said lots heretofore conveyed to Dewey Maus by deed recorded in Vol. 360, Pg. 619 of the Tuscarawas County Deed Records and being more fully described as follows:
Beginning at an iron pin on the south line of Lot 27 and the southwest corner of a 6.74 acre tract heretofore conveyed to the Muskingum Watershed Conservancy District in Township Road 387; thence from said beginning and with the west line of the 6.74 acre tract, North 1 deg. 40 min. East, 419.0 feet to an iron pin; thence South 59 deg. 51 min.
West, 264.4 feet to an iron pin; thence South 8 deg. 58 min. West, 215.2 feet to an iron pin; thence South 83 deg. 33 min. West, 106.7 feet to an iron pin; thence South 6 deg. 27 min. East, 100.0 feet to a point in Township Road 387; thence in said road North 83 deg. 41 min. East 346.9 feet to the place of beginning, containing 2.24 acres of which
0.31 acres (formerly called 0.36 acre) is in Lot 63 and 1.93 acres (formerly called 2.82 acres) is in Lot 27, be the same more or less but subject to all legal highways.
