BY VIRTUE OF AN ORDER OF SALE to me directed and issued from the TUSCARAWAS COUNTY COMMON PLEAS COURT and State of Ohio, in the above entitled action, I will offer for sale at Public Auction online at https://tuscarawas.sheriffsaleauction.ohio.gov, on 12/4/25 at 9:00 AM, of said day for not less than 2/3 of the difference between the Sheriff's appraised value and the balance due on the mortgage. If property does not receive a sufficient bid, it shall be offered for sale on 12/18/25 at 9:00 AM with no minimum bid, the following real estate to wit:

Situated in the Township of Union, County of Tuscarawas and State of Ohio
Being located in Lot 7 in the Fourth Quarter of Township 8, Range 1 and being a part of the premises heretofore conveyed to Cecil Junior Prall by Deed recorded in Volume 448, Page 288 of the Tuscarawas County Deed Records, now carried as a 53.4 acre tract, the part hereby conveyed being more fully described as follows:
Beginning at a point in Township Road #306, said point being located the following Two (2) courses from an iron pin (found) at the Northeast corner of Lot 7, North 88 deg. 00’ West, along the North line of Lot 7, 749.3 feet and South 84 DEG. 14’ West, 7818 feet to the place of beginning;
Thence from said beginning South 1 deg. 14’ East, 30.08 feet to an iron pin (set); Thence continuing South 1 deg. 14’ East, 458.91 feet to an iron pin (set);
Thence South 39 deg. 22’ West, 238.34 feet to an iron pin (set); Thence North 50 deg. 38’ West, 463.48 feet to an iron pin (set);
Thence continuing North 50 deg. 38’ West, 20.0 feet to the Northerly line of the 53.4 acre tract in Township Road #306;
Thence with said line in said road the following Three (3) courses, North 39 deg. 22’ East, 339.57 feet;
Thence North 62 deg. 43’ East, 200.0 feet and North 84 deg. 14’ East, 121.82 feet to the place of beginning, containing 5.00 acres, be the same more or less, but subject to all legal highways.
Bearings in the above described tract are oriented to the North line of Lot 7 as stated in Volume 479 at page 181. Iron pins indicated (set) are 5/8” iron bars with plastic cap stamped Bair & Goodie.
