NOTICE OF MORTGAGE FORECLOSURE SALE
Default having been made in the payment of the indebtedness secured by that certain mortgage executed by DUSTIN RODNEY HOWARD DENNIS, a single individual, on the 5th day of July 2017, to 21ST MORTGAGE CORPORATION, as recorded in Real Property Book 2017, Page 4743, in the office of the Probate Judge of Autauga County, Alabama; 21ST MORTGAGE CORPORATION, as Mortgagee, by reason of such default having declared all of the indebtedness secured by said mortgage due and payable and such default continuing, notice is hereby given that, acting under the power of sale contained in said mortgage, 21ST MORTGAGE CORPORATION, as Mortgagee, will sell at public outcry, for cash to the highest bidder, in front of the Courthouse door, in the City of Prattville, Autauga County, Alabama, during the legal hours of sale on December 4, 2025, the following described real property situated in Autauga County, Alabama, to-wit:
Begin at the NE corner of the SW 1/4 of the SE 1/4 of Section 21, Township 20 North, Range 15 East, Autauga County, Alabama; thence run N90°00’00”W along the North line of said 1/4 – 1/4 for 204.24 feet; thence run S14°31’10”W for 77.90 feet (deed 77.98’); thence run S31°16’56”W for 190.85 feet to a set cap rebar; thence run S40°32’34”W for 505.39 feet to a point on the East line of said 1/4 – 1/4; thence run N00°31’10”W for 622.60 feet (deed 623.92’) to the point of beginning, containing 2.83 acres, more or less.
INCLUDING one (1) 2008 Fleetwood manufactured home, Serial No. GAFL734AB80859SM11, permanently affixed thereto;
together with the hereditaments and appurtenances thereunto belonging and all fixtures now attached to and used in connection with the premises herein described.
This property will be sold on an “as is, where is” basis, subject to any easements, encumbrances, and exceptions reflected in the mortgage and those contained in the records of the office of the Judge of Probate of the county where the above-described property is situated. This property will be sold without warranty or recourse, expressed or implied as to title, use and/or enjoyment and will be sold subject to the right of redemption of all parties entitled thereto.
