NOTICE
The Zoning Hearing Board of Warrington Township, Bucks County, PA, will hold a public hearing on Monday, November 24, 2025, at 7:00 PM at the Warrington Township Building, 852 Easton Road, Warrington, PA, to consider the application of Halle Properties, Inc., regarding Tax Parcel Nos. 50-032-045 & 50-032-046 which are located at 529 & 541 Easton Road, in the BZ, Business Zoning District of Warrington Township. Applicant seeks to combine and develop adjacent parcels with frontage on Easton Road, one presently vacant, and the other unimproved, to support a 7,020 square foot “Automotive Repair Shop” (America’s Tire Store). In order to develop the property, as proposed, Applicant seeks multiple elements of zoning relief, including: a special exception pursuant to §370-425(E)(1)(f)(1)(a) of the Warrington Township Zoning Ordinance (“Ordinance”), to permit the building façade to locate greater than 35 feet from the street line; and, multiple variances related to steep slope disturbance, reduction of required common open space, forest disturbance, parking, access drive, and loading/unloading area location and design variances, and a request to permit a “light trespass” greater than allowable by Ordinance.
