NOTICE OF SHERIFF'S SALE OF REAL ESTATE
By virtue of a certified copy of a Decree to me directed from the Clerk of the Lawrence Circuit Court, in Cause No. 47C01-2409-MF-001365, wherein Teresa Starnes was the Plaintiff and Ashley Pheylan, Kala Pheylan and Indiana Farmers Mutual Insurance Company, were the Defendants, dated June 9, 2025, together with an Order of Sale requiring me to make the sum as provided for in said Decree with interest and costs, I will expose at public sale io the highest bidder, on the 13 day or January 2026, at the hour of 1:00 p.m. or as soon thereafter as is possible, at the Administration Area of Lawrence County Sheriff’s Office located in the Lawrence County Detention Holding Center, 1420 I Street, Bedford, Indiana, the fee simple of the whole body of the following described real estate located in Lawrence County, Indiana, to-wit:
Lot Number 1 in Block 2 in Zollman, Owen and Houston's Addition to the City of Bedford, Indiana.
(which has a physical address of 1702 11th Street, Bedford, Indiana 47421)

together with rents, issues, income and profits thereof, said sale will be made without relief from valuation or appraisement laws.
Subject to all liens, encumbrances and easements of record not otherwise extinguished in the proceedings known as Cause No. 47C01-2409-MF-001365 in Lawrence Circuit Court.
