By virtue and in execution of the Power of Sale contained in a certain mortgage given by Nicholas Garceau to Mortgage Electronic Registration Systems, Inc., as Mortgagee, as nominee for Mortgage Equity Partners, LLC, and now held by Citizens Bank, N.A., said mortgage dated June 28, 2017 and recorded in the Worcester County (Worcester District) Registry of Deeds in Book 57346, Page 1, said mortgage was assigned from Mortgage Electronic Registration Systems Inc., as nominee Mortgage Equity Partners, LLC to Franklin American Mortgage Company by assignment dated April 26, 2018 and recorded with said Registry of Deeds in Book 58718, Page 155; said mortgage was assigned from Franklin American Mortgage Company to Citizens Bank, N.A. by assignment dated January 14, 2019 and recorded with said Registry of Deeds in Book 59937, Page 309; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on December 9, 2025 at 11:00 AM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
A certain parcel of land situated on the southerly side of Long Hill Road in the Town of Brookfield, County of Worcester, Commonwealth of Massachusetts, bounded and described as follows:
BEGINNING at the northwesterly corner of the herein described premises at an iron pipe in the southerly line of Long Hill Road, said point being the northeasterly corner of Lot 65 on plan referenced below;
Thence N 63 degrees 54 '07" East by the southerly line of Long Hill Road, a distance of 150.00 feet to a point;
Thence S 31 degrees 54' 04" East, a distance of 162.50 feet to a point;
Thence S 21 degrees 02' 56" West, a distance of 218.00 feet to a point;
Thence N 27 degrees 20' 53" West, a distance of 310.00 feet to the point of BEGINNING.
Containing 37,390 square feet of land and being shown as Lot 64 on a Plan of Salmon Brook, Brookfield, Massachusetts, dated July 12, 1988, and recorded with the Worcester District Registry of Deeds, Plan Book 616, Plan 57.
Upon information and belief and review of the recorded plan, the second bound above should read “S 31 degrees 57’ 04” East…” and the third bound above should read “S 21 degrees 02’ 46” West…”
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.

TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
