NOTICE OF PUBLIC AUCTION - FORECLOSURE SALE
OF COOPERATIVE APARTMENT
BY VIRTUE OF A DEFAULT in a Security Agreement dated MARCH 23, 2004 executed by Janette Hicks, Debtors, to Federal National Mortgage Association, secured party, in accordance with its rights as holder of the Security, by Matthew D. Mannion, DCA 1434494 and/or John O’Keefe, DCA 2103965, Auctioneers, will conduct a public sale of the security consisting of 607 shares of stock of CARRIAGE HOUSE OWNER’S CORP. all right, title and interest in and to a Proprietary Lease between said Corporation and debtor for apartment 745 in the building known as 11 Balint Drive, Yonkers, NY 10710 together with all fixtures and articles of personal property now or hereafter affixed to or used in connection with said apartment on December 3, 2025 at 12:00 PM, in the Foreclosure Alcove located after security in the Westchester County Courthouse lobby located at 111 Dr. Martin Luther King Jr. Boulevard, White Plains, New York 10601, in satisfaction of an indebtedness in the principal amount of $79,160.50 plus interest, late fees, attorney fees, maintenance in arrears and all other advanced charges. Apartment is sold “AS IS” and possession to be obtained by the purchaser. Said sale is subject to: payment of all sums due, if any, to of CARRIAGE HOUSE OWNER’S CORP. and their attorneys, and the consent if necessary, of said corporation; any existing tenancy; payment of all expenses and fees of the secured party with respect thereto; terms of sale and auctioneer’s fees.
The secured party reserves the right to bid. The purchase price for the Lease and Shares of the Apartment shall be payable by certified or bank check, as follows: a ten (10%) percent deposit is required with a successful bid, payable to Aldridge Pite, LLP. Cash will not be accepted, and the balance of the purchase price shall be payable within thirty (30) days.
