SHERIFF'S NOTICE OF SALE OF
REAL ESTATE ON EXECUTION
UNDER AND BY VIRTUE OF AN EXECUTION issued out of and under the Seal of the Superior Court of Maricopa County, State of Arizona, on the 8th day of October, 2025, and to me as Sheriff of said County duly directed and delivered in the above-entitled action:
WHEREAS, on the 25th day of January, 2023, the above-named Plaintiff recovered a Judgment in the above-styled Court against the Defendant, L A Reception Hall #1, as follows:
Amount of Judgment -- $2,000,643.39; Accrued Interest to Date -- $459,380.61; Payments -- $25,000.00.
Taking into consideration any payment made in the Judgment, interest to date and payments, the total amount due on that Judgment is $2,435,024.00, plus accruing interest at the rate of 8.5% per annum on the unpaid principal from October 7, 2025 until paid, plus accruing costs.
AND WHEREAS, the judgment roll in the action in which said judgment was entered is filed in the Clerk's office of said Court, in the said County of Maricopa and the said judgment was docketed in said Clerk's office in the said County, on the day and year first above written.
And the sum of $2,435,024.00 with interest as aforesaid is now actually due on said judgment and
WHEREAS, I am required to make the sum due on the said judgment, with interest and costs and accruing costs, to satisfy said judgment out of the personal property of said debtor, or if sufficient personal property of said debtor cannot be found, then out of the real property in this County belonging to debtor on the day whereon said judgment was docketed in said County, or at any time thereafter, I did, on the 7th day of November, 2025, levy upon all the right, title, claim and interest of the said debtor, in, of and to the following described real property, to-wit:
Lot 11586, Maryvale Terrace No. 28-A, according to the plat of record in the Office of the County Recorder of Maricopa County, Arizona in Book 92 of Maps, page 41.
AKA: 7620 W Osborn Rd. Phoenix, AZ 85033.
NOTICE TO JUDGMENT DEBTOR
Title 33, chapter 8, article 1 1 of the Arizona Revised Statutes, may permit you to protect your residence from certain types of legal process through the homestead exemption.

NOW, THEREFORE, PUBLIC NOTICE IS HEREBY GIVEN that I will, on the 4th day of December, 2025, at the hour of 10:00 A.M. at 301 West Jefferson Street, Room 250-8*, in the City of Phoenix, Maricopa County, Arizona, sell at public auction to the highest bidder for cash or certified funds only, in lawful money of the United States, all the right, title, claim and interest of the above named debtor, in, of and to the above described real property.
