YOU ARE HEREBY summoned and required to serve upon the Law Office of Jason N. Sunkett, Esq., Attorney for Plaintiff, whose address is 1916 Route 70 East, Suite 6, Cherry Hill, New Jersey, 08003, an Answer to the Complaint (and Amended Complaints, if any) filed in a civil action in which TERRANCE CHAMBLISS is plaintiff and MUNICIPAL LIEN PROPERTIES, LP; NJ AMERICAN WATER; CAMDEN COUNTY MUA; CITY OF CAMDEN, UTILITY DEPARTMENT; and CITY OF CAMDEN DEPARTMENT OF HOUSING & CODE ENFORCEMENT are Defendants, pending in the Superior Court of New Jersey, Chancery Division, CAMDEN County, and bearing docket number F-005378-25, within thirty-five (35) days after the date of publication of this notice, exclusive of such date. If you fail to do so, judgment by default may be rendered against you for the relief demanded in the Complaint (and Amended Complaints, if any). You shall file your answer and proof of service in duplicate with the Clerk of the Superior Court, Hughes Justice Complex, CN-971, Trenton, New Jersey, 08625, in accordance with the rules of Civil Practice and Procedure. You are further advised that if you are unable to obtain an attorney you may communicate with the New Jersey State Bar Association or Lawyer Referral Service of the county of venue and that if you cannot afford an attorney, you may communicate with the Legal Services Office of the county of venue. THE ACTION has been instituted for the purpose of foreclosing a tax sale certificate #9601045, dated April 22, 1996, made by Dianne P. Hood, Collector of Taxes of the City of Camden, County of Camden, and State of New Jersey, known as Block 909, Lot 51, as shown on the Tax Assessment Map and Tax Map duplicate of the City of Camden, and commonly known as 1156 North 32nd Street, Camden, New Jersey.
Pursuant to Tyler v. Hennepin County, 598 U.S. ____, 143 S. Ct. 1369 (2023), the NJ Supreme Court ordered that surplus equity may be a defense to foreclosure. If this defense is asserted, Plaintiff reserves the right to request that a sheriff's sale be held and the property sold at sheriff's sale. If you want Plaintiff to hold a Sheriff's Sale, you need to send a letter to the Court or our Firm and we will ask the court to order one. If we do not receive any response, we will proceed with a strict foreclosure and no Sheriff's Sale. You could lose the property as a result and there would be no money paid to you.
YOU, MUNICIPAL LIEN PROPERTIES, LP, recorded property owner, are made a defendant in the above-entitled action by virtue of a deed from Municipal Liens Properties, Inc., a corporation of the State of New Jersey, dated September 7, 1993, recorded September 7, 1993, in the Clerk's Office of the County of Camden, New Jersey, in Deed Book 4643, page 95.Said premises being the same land and premises conveyed to Municipal Lien Properties, Inc. by deed from Jean M Busard and David J. Busard, dated January 19, 1993, recorded January 19, 1993, in the Clerk's Office of the County of Camden, New Jersey, in Deed Book 4601, page 139
YOU, NJ AMERICAN WATER, are made a defendant in the above-entitled action by virtue of a utility account against the subject premises of unknown current amount and subject to final reading.
The nature of which and the reason that you and each of you are joined as Defendants is set forth with particularity in the complaint (and amended complaint, if any), a copy of which will be furnished you on request addressed to the attorney of the Plaintiff at the above-mentioned address.
