SUBSTITUTE TRUSTEE’S NOTICE OF SALE
STATE OF MISSISSIPPI
COUNTY OF FORREST
WHEREAS, on September 9, 2008, Brenda C. Sanderson and Mark Sanderson executed a deed of trust to First American Title, Trustee for the benefit of Vanderbilt Mortgage and Finance, Inc., which deed of trust was recorded on September 16, 2008, Book 1660 at Page 398 in the Office of the Chancery Clerk of Forrest County, Mississippi; and
WHEREAS, Vanderbilt Mortgage and Finance, Inc., the holder of said deed of trust and the note secured thereby, substituted Lori C. Baird as Trustee therein, as authorized by the terms thereof, by instrument dated October 14, 2025, and recorded on October 21, 2025 in the Office of the aforesaid Chancery Clerk in Book 2603 at Page 194 as Instrument# 882257; and
WHEREAS, default having been made in the terms and conditions of said deed of trust, and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, and the legal holder of said indebtedness, Vanderbilt Mortgage and Finance, Inc., having requested the undersigned Substitute Trustee to execute the trust and sell said land and property in accordance with the terms of said deed of trust for the purpose of raising the sums due thereunder, together with attorney’s fees, substitute trustee’s fees and expenses of sale;
NOW, THEREFORE, I, Lori C. Baird, Substitute Trustee in said deed of trust will, on the 12th day of December, 2025, offer for sale at public outcry for cash to the highest bidder, and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.) at the northeast main entrance (back door) of the Paul B. Johnson, Jr., Chancery Building, located at 641 Main Street, in Hattiesburg, Mississippi, the following described property situated in the County of Forrest, State of Mississippi, to-wit:
A part of the NW ¼ of the SW ¼ of Section 2, Township 5 North, Range 14 West, Forrest County, Mississippi, and being more particularly described as beginning 840 feet North of the SE corner of the N ½ of the SW ¼ of the SW ¼ of said Section 2 and thence run North for 369.60 feet; thence run West for 380.00 to the Point of Beginning; thence continue West for 250.00 feet; thence run S 00° 39’ 31” E for 174.46 feet; thence run East for 250.00 feet; thence run N 00° 39’ 31” W for 174.46 feet to the Point of Beginning, comprising 1 acre, more or less.
AND ALSO AN EASEMENT FOR INGRESS AND EGRESS:
A part of the NW ¼ of the SW ¼ and a part of the SW ¼ of the SW ¼, all in Section 2, Township 5 North, Range 14 West, Forrest County, Mississippi, being more particularly described as: Beginning at a point on the centerline of a 20 foot Access Easement being 10 feet either side of the following described centerline that is located 1036.00 feet North of and 618.00 feet West of the SE corner of the N ½ of the said SW ¼ of the said SW ¼; thence run S 00° 40’ 14” E along said centerline for 70.21 feet; thence run West along said centerline for 356.04 feet; thence run S 00° 04’ 05” W along said centerline for 20.00 feet; thence run West along said centerline for 108.00 feet; thence run S 08° 00’ 00” W along said centerline for 536.00 feet to a point on the North right of way line of Pep’s Point Road, said point being the Point of Termination. Containing 0.50 acres, more or less.
ALSO: One (1) 2007 Clayton manufactured home, VIN# CS2008768TNAB.
Said property shall be sold as is, where is. I will convey only such title as is vested in me as Substitute Trustee. The full purchase price must be paid in cash or by certified funds at the time of sale.
