NOTICE OF MEETING
NEWTOWN TOWNSHIP ZONING HEARING BOARD
NOTICE is hereby given that the Newtown Township Zoning Hearing Board will hold a public meeting on Thursday, December 4, 2025, at 7:00 p.m. at the Township Municipal Building, 100 Municipal Drive, Newtown, PA 18940, to conduct a hearing on the following application and other such business properly before the Zoning Hearing Board:
1. Appeal 1239-25: Firstrust Bank, Applicant, and Goodnoe’s Corner JV LLC, Owners, request the following zoning relief to permit the installation of a halo-lit channel-letter freestanding sign on the Durham Road Frontage. The Applicant seeks variances pursuant to the Newtown Township Joint Municipal Zoning Ordinance of 2007, as amended, specifically Section 1103(C)(3)(a) to permit the proposed freestanding sign within the existing PennDOT right-of-way, Section 1106(H)(4)(a) to permit more than one (1) sign per street frontage where a sign currently exists, Section 1106(H)(4)(c)(1) to permit a freestanding sign of 22.9 square feet where a sign may have a maximum area of 20 square feet, and Section 1106(H)(4)(d)(1) to permit a freestanding sign of 6.8 feet in height where a sign may have a maximum height of 5 feet. The Subject Property is located at 11 Durham Road, Building 6, Goodnoe’s Corner, Newtown Township, Newtown, PA, Tax Map Parcel 29-3-24-2. The Subject Property is in the PC – Planned Commercial District.
2. Appeal 1242-25: Marc Gelman, Applicant, and Allan Smith, Owner, request the following zoning relief to permit the addition of nine (9) 27x30 inch window signs. The Applicant seeks a variance from the Newtown Township Joint Municipal Zoning Ordinance of 2007, as amended, specifically section 1106(G)(2) to permit nine (9) window signs in addition to the identification signs on the façade where, per a previous grant of relief, no window signs are permitted, and from Section 1106(G)(4)(b) to permit the windows to be 5.6 square feet each where only 2 square feet is permitted. The Subject Property is located at 255 North Sycamore Street, Sycamore Center, Newtown, PA, Tax Map Parcel 29-12-26. The Subject Property is located in the TC/HIS – Town Commercial/Historic District.
3. Appeal 1243-25: 826-828 Newtown-Yardley LLC, Applicant & Owner, requests the following zoning relief to permit the installation of two (2) double-sided freestanding complex identification signs to replace existing nonconforming signs. The Applicant seeks variances pursuant to the Newtown Township Joint Municipal Zoning Ordinance of 2007, as amended, specifically Section 1106(H)(2)(c) to permit two (2) 40 square foot signs where a maximum sign area of 32 square feet is permitted, and Section 1108 to permit the applicant to replace existing nonconforming signs in the same location. The Subject Property is located at 826-828 Newtown-Yardley Road, Newtown Township, Newtown, PA, Tax Map Parcels 29-10-86 and 29-10-42-1. The Subject Property is located in the LI – Light Industrial District.
4. Appeal 1244-25: Community Veterinary Partners, Applicant, and 228 Sycamore LLC, Owners, request the following zoning relief to permit the conversion of an existing two (2) story residential dwelling into an E-20 Veterinary Clinic Use. Applicant seeks a special exception pursuant to and variances from the Newtown Township Joint Municipal Zoning Ordinance of 2007, as amended, specifically a special exception pursuant to Section 1208(A) to permit the expansion of a nonconforming use, and variances from Section 1208(A) to permit the expansion of a nonconforming use by 61.1% where an expansion of only 25% is permitted, Section 803(E)(E-20)(2) to permit the use of twelve (12) off-street parking spaces with one (1) handicapped space, where at least twenty-one (21) spaces are required, Section 1001(B)(3) to permit a handicapped space size of 12.5 feet by 18 feet where a space size of at least 12.5 feet by 20 feet is required, and Section 1001(F)(6) to permit no additional buffering for the proposed handicapped space at the center of the parcel. The Subject Property is located at 228 North Sycamore Street, Newtown Township, Newtown, PA, Tax Map Parcel 29-12-22. The Subject Property is located in the TC/HIS – Town Commercial/Historic District.
5. Appeal 1245-25: Vecchia Osteria by Pasquale, Applicant, and Newtown Depot Shopping Center LP, Owner, request the following zoning relief to permit the expansion of the restaurant use into the adjacent space. Applicant seeks a variance from the Newtown Township Joint Municipal Zoning Ordinance of 2007, as amended, specifically a variance from Section 803(E-5)(4) to permit 59 parking spaces where at least 82 parking spaces are required. The Subject Property is located at 20A Richboro Road, Newtown Depot Shopping Center, Newtown Township, Newtown, PA, Tax Map Parcel 29-11-48.
