NOTICE OF PUBLIC HEARING
REGARDING APPLICATION OF
EMANUEL TARAZI & NATALIA ARCISZEWSKI
PLEASE TAKE NOTICE that an Application has been made by Emanuel Tarazi & Natalia Arciszewski (hereinafter referred to as the “Applicant”) to the Planning Board of the Borough of Waldwick for Preliminary & Final Subdivision Approval for the property located at 32 Hopper Avenue, Waldwick, NJ which is shown on the Tax Map of the Borough of Waldwick as Block 136 Lot 9 (hereinafter referred to as the “Property”).
The Applicant is proposing to subdivide the property into two lots, one which will contain the existing single family dwelling unit, detached garage and the second vacant lot would be used for the construction of a single family home. The Applicant seeks the following variances:
A. Minimum lot area of the lots will be 10,782 square feet and 10,302 square feet where 15,000 square feet is
required;
B. Minimum lot width for one lot to be 93.84 feet where 100 feet is required;
C. Minimum lot depth for the lots to be 117.39 feet and 98.41 feet where 110.96 feet currently exists and where
150 feet is required;
D. Front yard setback for one lot to be 31.12 feet where 50 feet is required;
E. Minimum rear yard setback for one lot to be 26.26 feet where 50 feet is required;
F. Side yard setback from accessory building to be 9.12 feet where 10 feet is required;
G. Maximum improved lot coverage to be 44.7% where 40% is the maximum permitted.
In addition to the above requests, if the Board determines that variance or waiver relief is required, the Applicant further requests that the application be deemed amended to include, and the Board grant any additional approvals, variances, exceptions, or waivers determined to be necessary or desirable in the review and processing of this application, whether requested by the Applicant, the Board or otherwise. Furthermore, to the extent deemed necessary, the Applicant requests variance and/or waiver relief for any and all other pre-existing nonconforming site conditions.
PLEASE TAKE FURTHER NOTICE that the Planning Board of the Borough of Waldwick will hold a public hearing on said application at Waldwick Borough Hall, 63 Franklin Turnpike, Waldwick, NJ on Wednesday, December 3, 2025 at 7:30 p.m., prevailing time, or as soon thereafter as the matter may be reached.
PLEASE TAKE FURTHER NOTICE that a copy of the Applicant’s Application and accompanying plans are on file at the Administrative Offices of the Borough of Waldwick, 63 Franklin Turnpike, Waldwick, NJ.
