BAILEY S HALPIN & GUMINDER HALPIN, et. al.,

UNDER AND BY VIRTUE OF EXECUTION AND ORDER OF SALE issued out of and under the seal of Superior Court of Maricopa County, State of Arizona, on the 17th day of September, 2025, and to me as Sheriff of said County duly directed and delivered in the above entitled action:
WHEREAS, on the 20th day of November, 2024, the above-named Plaintiff recovered a Judgment in the above-styled Court against the Defendants, as follows:
The principal sum of $8,953.09, plus accruing assessments of $150.00 monthly or such greater or lesser amount as the Association may assess in the future until all amounts due and owing under this Judgment are paid in full; For interest at the rate of ten percent (10%) per annum from the date of this Judgment; For all reasonable costs and attorneys’ fees incurred by Plaintiff after entry of this judgment in collecting the amounts listed in this Judgment, plus costs of Sheriffs Sale, together with a foreclosure of Plaintiffs lien against the Defendants, on the following described real property, to-wit:
Lot 48, of COPPER LEAF DEVELOPMENT UNIT 3 CONDOMINIUM, according to Declaration of Condominium recorded in Document No. 2004-1211159 and plat recorded in Book 708 of Maps, Page 41, Affidavits of Correction in Document No 2004-1370186 and Document No 2006-0637531, records of Maricopa County, Arizona. Together with an undivided interest in and to the Common Elements as set forth in said Declaration and as designated on said plat.
AKA: 5610 S 21st Place, Phoenix, Arizona 85040.
NOW, THEREFORE, PUBLIC NOTICE IS HEREBY GIVEN that on the 11th day of December, 2025, at the hour of 10:00 A.M. at 301 West Jefferson Street, Room 250-8*, in the City of Phoenix, Maricopa County, State of Arizona, I will in obedience to said Execution and Order of Sale, sell all the right, title, claim and interest of the above named debtor, in, of and to the above described property at public auction to the highest bidder for cash or certified funds only, in lawful money of the United States, and apply the proceeds thereof to the payment and satisfaction of said judgment, together with the interest that may be due thereon and all costs of suit and accruing costs.
