NOTICE OF MORTGAGE FORECLOSURE SALE

Default having been made of the terms of the loan documents secured by that certain mortgage executed by Steven P Orr and Cynthia D Orr, Husband and Wife, to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for GMAC Mortgage Corporation DBA ditech.com, its successors and assigns dated June 2, 2006; said mortgage being recorded on June 21, 2006 in Deed Book 2006, Page 5810, in the Office of the Judge of Probate of Autauga County, Alabama. Said Mortgage was last sold, assigned and transferred to NewRez LLC d/b/a Shellpoint Mortgage Servicing by assignment recorded in Deed Book 2025, Page 3637, in the Office of the Judge of Probate of Autauga County, Alabama.
The undersigned, NewRez LLC d/b/a Shellpoint Mortgage Servicing, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash before the main entrance of the Court House in Autauga County, Alabama during the legal hours of sale (between 11am and 4pm), on December 18, 2025 the following property, situated in Autauga County, Alabama, to-wit:
ALL THAT PARCEL OF LAND IN AUTAUGA COUNTY, STATE OF ALABAMA, AS MORE FULLY DESCRIBED IN DEED BOOK 240, PAGE 295, ID# 10-08-33-0-000-010-003, BEING KNOWN AND DESIGNATED AS: BEGINNING AT A POINT ON THE SOUTH BOUNDARY OF MOSES ROAD (NO RECORDED RIGHT-OF-WAY) SAID POINT LYING N 89 DEGREES 03' 57" E 529.10' FROM THE INTERSECTION OF THE EAST BOUNDARY OF UPPER KINGSTON ROAD AND ALONG SOUTH BOUNDARY OF SAID MOSES ROAD; THENCE N 87 DEGREES 41' 13" E ALONG SAID MOSES ROAD AND ALONG A CONVEX CURVE HAVING A RADIUS OF 469.52' A CHORD DISTANCE OF 108.89'; THENCE S 01 DEGREES 44' 13" W 130.15'; THENCE N 87 DEGREES 55' 43" W 96.69'; THENCE N 03 DEGREES 51' 06" W 122.47' TO THE POINT OF BEGINNING. ALL BEING ONE PARCEL LYING IN THE NW 1/4 OF SECTION 33, T18N, R16E, AUTAUGA COUNTY, ALABAMA AND ALSO BEING THE WEST 1/2 OF WILLIAM T. CARTER PROPERTY AS RECORDED IN RLPY 01090, PAGE 0207, AUTAUGA COUNTY, PROBATE OFFICE AND CONTAINING .30 ACRES, MORE OR LESS.
Said property is commonly known as 125 Moses Rd, Prattville, AL 36067.
Should a conflict arise between the property address and the legal description, the legal description will control.
Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), the right of redemption of any taxing authority, all outstanding liens for public utilities which constitute liens upon the property, any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, easements, rights-of-way, zoning ordinances, restrictions, special assessments, covenants, the statutory right of redemption pursuant to Alabama law, and any matters of record including, but not limited to, those superior to said Mortgage first set out above. Said property will be sold on an "as-is" basis without any representation, warranty or recourse against the above-named or the undersigned. The successful bidder must present certified funds in the amount of the winning bid at the time and place of sale.
