LEGAL NOTICE
The Richland Township Zoning Hearing Board will meet on Thursday, December 11, 2025 at 7:00 p.m. at the Richland Township Municipal Building, 1328 California Road, Quakertown, PA 18951 to hear the following:
Application and plans of Richland Associates, LLC, 1300 and 1320 N. West End Boulevard, Quakertown, PA 18951. The subject properties lie within the (PC) Planned Commercial Zoning District and the (AC) Arterial Corridor Overlay District. Applicant is requesting variances for a proposed E17 Car Wash on TMP 36-006-006 and a G3 Warehouse on TMP 36-006-007 as follows:
A. A variance from Chapter 27, Section 513; to allow the access drives on both parcels to be located within the 50’-foot rear-yard setback;
B. A variance from Chapter 27, Section 513, to allow the access drive for the warehouse proposed on Parcel No. 36-006-007 to be located within the 30’-foot building setback line on the northside of the proposed warehouse;
C. A variance from Chapter 27, Section 516.2.C; to allow a portion of the warehouse loading area on Parcel No. 36-006-007 to be located within the 100’-foot buffer yard;
D. A variance from Chapter 27, Section 541.9 – G3, to allow 9 parking spaces associated with the warehouse use on Parcel No. 36-006-007, where 16 parking spaces is required;
E. A variance from Chapter 27, Section 911.1.A.(1), to allow a freestanding sign with 182 square feet on Parcel No. 36-006-006, where 150-square feet is permitted;
F. A variance from Chapter 27, 909.1.A., to allow incidental signs to be no greater than 6-square feet on Parcel No. 36-006-006, where the maximum permitted is 2- square feet;
G. A variance from Chapter 27, Section 911.1.A., to allow additional freestanding signs, if the incidental signs are approved on Parcel No. 36-006-006;
H. A variance from Chapter 27, Section 516.2.C., to allow signs in the required buffer yard on both parcels; and
I. A variance from Chapter 27, Section 604, to allow signs in the required 100’- foot setback from West End Boulevard.
All persons, or their solicitors, interested either for or against this relief will be heard at the designated time and place by the Richland Township Zoning Hearing Board.
