PUBLIC NOTICE
Notice is hereby given to all parties in interest that the Tullytown Borough Zoning Hearing Board will hold a Public Hearing in the Borough Hall located at 500 Main Street, Tullytown, PA 19007 on Tuesday, December 2, 2025 at 7:00 PM to consider the zoning application of the Center for Student Learning Charter School at Pennsbury (Appeal #25-03) concerning the property located at 345 Lakeside Drive, Levittown, PA 19054, more specifically identified as Bucks County TMP Nos. 46-007-007, 46-007-007.001 and 46-007-062-001 located within the R-1 Residential Zoning District. The Property is currently improved with a single-story, 13,740 square foot building housing the Center for Student Learning Charter School at Pennsbury and 45 parking spaces. The Applicant proposes to construct a new school building addition of 13,453 square feet and expanded parking facilities for a net increase of 31 spaces on the Property (76 total). The Applicant requests the following variances from the Tullytown Borough Zoning Ordinance:
a. Variances from §185-21 (Table 185-21) to permit:
i. a 27.1’ front yard setback, whereas a 50.0’ setback is required, an 11.6’ reduction to the current front yard setback; and
ii. a 19.1’ side yard setback, whereas a 25.0’ setback is required;
b. A variance from §185-34, to permit 86.5% woodland disturbance, where 20.0% disturbance is permitted;
c. A variance from §185-54, to permit less than the required plantings for all applicable use buffers; and
d. A variance from §185-61.1, to permit greater than 800 square feet of parking spaces within the front yard.
