NOTICE
The BENSALEM TOWNSHIP COUNCIL at its regularly scheduled meeting on December 8, 2025, at 7:00 p.m., to be held at the Township Building, 2400 Byberry Road, Bensalem, Bucks County, Pennsylvania will hold a public hearing on and will consider for adoption, an Ordinance Amending Chapter 232 – “Zoning” of the Bensalem Township Code at Article V. – “Residential Districts”, Division 11.5 – “R-44 Residential/Commercial District”, Sections 232-258, 232-259, and 232-260, to repeal all inconsistent ordinances or parts thereof, and to establish an effective date therefore.
The Ordinance to be considered and acted upon is the following:
AN ORDINANCE OF THE TOWNSHIP OF BENSALEM, BUCKS COUNTY, PENNSYLVANIA, AMENDING THE TOWNSHIP CODE OF ORDINANCES AT CHAPTER 232 – “ZONING”, AT ARTICLE V. – “RESIDENTIAL DISTRICTS”, DIVISION 11.5 – “R-44 RESIDENTIAL/COMMERCIAL DISTRICT”, SECTION 232-258 – “USE REGULATIONS”, SECTION 232-259 – “AREA REGULATIONS”, AND SECTION 232-260 “SPECIAL REQUIRMENTS – STREETS AND PARKING; REPEALING ALL INCONSISTENT ORDINANCES OR PARTS THEREOF; AND ESTABLISHING AN EFFECTIVE DATE HEREFOR
The public hearing will be held for the purpose of receiving comments and recommendations from interested individuals residing within the municipality concerning the proposed Ordinance. The proposed Ordinance to be considered and acted upon on December 8, 2025, has been drafted for the health, safety and general welfare of the residents of Bensalem Township.
The proposed Ordinance will, inter alia, amend the Code of the Township of Bensalem Chapter 232 – “Zoning” of the Bensalem Township Code at Article V. – “Residential Districts”, Division 11.5 – “R-44 Residential/Commercial District”, Sections 232-258, 232-259, and 232-260, to include certain single-family non-detached residential dwellings, structures and developments within the zoning district, to establish the minimum lot area and maximum density for permitted non-detached residential dwellings within the district, to establish certain minimum area regulations for permitted non-detached residential lots within the district, to establish certain off-street parking and open space regulations for permitted non-detached residential lots and/or dwelling units within the district, and to modify minimum buffer area regulations for tracts located within the district; will repeal all inconsistent ordinances or parts thereof; and will establish an effective date for the amendments, as more fully set forth in the Ordinance.
The Ordinance will be considered at the in-person meeting of the Township Council. Residents can observe the Meeting live on Bensalem Community Television, Comcast Cable Channel 22 or Verizon Fios Channel 34, and can view rebroadcasts of the Meeting on those channels or on the Bensalem Township Website, www.bensalempa.gov.
