MORTGAGEE'S SALE OF REAL ESTATE
By virtue of and in execution of the Power of Sale contained in a certain mortgage given by Kenneth C. Kalasinsky and Jennifer E. Munoz to Aura Mortgage Advisors, LLC, dated December 18, 2019 and recorded in Bristol County (Northern District) Registry of Deeds in Book 25602, Page 310 (the “Mortgage”), as affected by a Loan Modification Agreement dated October 5, 2023, and recorded at said Registry of Deeds in Book 28695, Page 279 of which mortgage Aura Mortgage Advisors, LLC is the present holder, for breach of conditions of said mortgage and for the purpose of foreclosing the same, the mortgaged premises located at 210 Plain Street, Norton, MA 02766 will be sold at a Public Auction at 1:00 PM on December 15, 2025, at the mortgaged premises, more particularly described below, all and singular the premises described in said mortgage, to wit:
The land in Norton, Bristol County, Massachusetts situated on the northeasterly side of the intersection of Leonard and Plain Streets, being shown as Lot 2 on a plan entitled "Plan of Land in Norton, Mass. Owned by David Warner & Gerald Skeen, Bay Colony Surveying, Foxboro, Mass. Scale: 1" = 40' March 1970", duly recorded with Bristol County Northern District Registry of Deeds in Plan Book 126, Page 65, bounded and described as follows:
SOUTHWESTERLY by Plain Street and a curved line having a radius of 103.73 feet; forming the intersection of Plain Street and Leonard Street, 150.03 feet
NORTHWESTERLY by Lot No. 1 as shown on said plan, in two courses 296.12 feet and 182.62 feet respectively;
NORTHERLY by land now or formerly of Bolton, as shown on said plan, 130.00 feet; and
SOUTHEASTERLY by Lot No. 3, as shown on said plan, 507.91 feet
Said Lot No. 2 contains 38,721 square feet according to said Plan.
For mortgagor’s title see deed recorded with the Bristol County (Northern District) Registry of Deeds in Book 25602, Page 306.
The premises will be sold subject to any and all unpaid taxes and other municipal assessments and liens, and subject to prior liens or other enforceable encumbrances of record entitled to precedence over this mortgage, and subject to and with the benefit of all easements, restrictions, reservations and conditions of record and subject to all tenancies and/or rights of parties in possession.
Terms of the Sale: Cashier's or certified check in the sum of $5,000.00 as a deposit must be shown at the time and place of the sale in order to qualify as a bidder (the mortgage holder and its designee(s) are exempt from this requirement); high bidder to sign written Memorandum of Sale upon acceptance of bid; balance of purchase price payable by certified check in thirty (30) days from the date of the sale at the offices of mortgagee's attorney, Korde & Associates, P.C., 900 Chelmsford Street, Suite 3102, Lowell, MA or such other time as may be designated by mortgagee. The description for the premises contained in said mortgage shall control in the event of a typographical error in this publication.
