MORTGAGEE'S SALE OF REAL ESTATE
By virtue of and in execution of the Power of Sale contained in a certain mortgage given by Joseph M. Silvia, Jr. a/k/a Joseph M. Silvia, Frances J. Silvia, and Joseph T. Silvia to Citizens Bank, N.A., dated September 7, 2017 and recorded in Plymouth County Registry of Deeds in Book 49086, Page 316 (the “Mortgage”) of which mortgage Citizens Bank, N.A. is the present holder, for breach of conditions of said mortgage and for the purpose of foreclosing the same, the mortgaged premises located at 237 Central Street, Rockland, MA 02370 will be sold at a Public Auction at 1:00 PM on December 16, 2025, at the mortgaged premises, more particularly described below, all and singular the premises described in said mortgage, to wit:
The land with the buildings and improvements thereon situated In Rockland, Plymouth County, Massachusetts:
Meaning and intending to describe and mortgage the same premises as conveyed to the Mortgagor(s) by Deed dated February 14, 2013 and recorded on June 20, 2013 with Plymouth County Registry of Deeds in Book: 43234, Page 16, to which Deed or Certificate reference is hereby made for a more detailed description of the mortgaged premises and which description is incorporated herein by reference and made a part hereof.
The parcel is more particularly described in said deed recorded in book 43234, Page 16 as follows:
The land in Rockland, Plymouth County, Massachusetts, with the buildings thereon on the Northerly side of Central Street, being shown in "Compiled Plan of Land, Central Street, Rockland, Massachusetts, Prepared for Minor A. Beale, September 29, 1969", said plan having been recorded with Plymouth County Registry of Deeds as Plan No. 671 of 1969, and said land being bounded and described as follows:
Southerly by Central Street, 140 feet, more or less:
Westerly by land of Pizzi, as shown on said plan, 129 feet, more or less;
Southerly by land of Pizzi, 50.5 feet, more or less;
Northwesterly by land of Sammons, land of McDonough and land of McLoughlin, as shown on said plan, 177 feet, more or less;
Northeasterly by land of Desmond, as shown on said plan, 106 feet, more or less; and Easterly by land of Bolles, as shown on said plan, 179 feet, more or less.
Containing 32,680 square feet of land, more or less, according to said plan.
For mortgagor’s title see deed recorded with the Plymouth County Registry of Deeds in Book 43234, Page 16.
The premises will be sold subject to any and all unpaid taxes and other municipal assessments and liens, and subject to prior liens or other enforceable encumbrances of record entitled to precedence over this mortgage, and subject to and with the benefit of all easements, restrictions, reservations and conditions of record and subject to all tenancies and/or rights of parties in possession.
Terms of the Sale: Cashier's or certified check in the sum of $5,000.00 as a deposit must be shown at the time and place of the sale in order to qualify as a bidder (the mortgage holder and its designee(s) are exempt from this requirement); high bidder to sign written Memorandum of Sale upon acceptance of bid; balance of purchase price payable by certified check in thirty (30) days from the date of the sale at the offices of mortgagee's attorney, Korde & Associates, P.C., 900 Chelmsford Street, Suite 3102, Lowell, MA or such other time as may be designated by mortgagee. The description for the premises contained in said mortgage shall control in the event of a typographical error in this publication.
