Premises: 128 Wildwood Avenue, Worcester, Massachusetts
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Ralph L. Nickerson to James B. Nutter & Company and now held by Longbridge Financial, LLC, said mortgage dated April 20, 2007, and recorded in the Worcester County (Worcester District) Registry of Deeds in Book 41044, Page 210, as affected by an Assignment of Mortgage dated October 9, 2017, and recorded in the Worcester County (Worcester District) Registry of Deeds in Book 58465, Page 309, as affected by an Assignment of Mortgage dated April 1, 2021, and recorded in the Worcester County (Worcester District) Registry of Deeds in Book 64867, Page 140, as affected by an Assignment of Mortgage dated July 26, 2023, and recorded in the Worcester County (Worcester District) Registry of Deeds in Book 69477, Page 33, of which mortgage the undersigned is the present holder, for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on December 17, 2025 at 11:00 AM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
The land at 128 Wildwood Avenue, Lot 6A. Land with the buildings thereon, situated on the Easterly side of Wildwood Avenue in the City of Worcester, County of Worcester, Commonwealth of Massachusetts, bounded and described as follows:
Beginning at a point in the Easterly line of Wildwood Avenue, said point being North 00° 00' 35" East, five hundred eighty-eight and fifteen hundredths (588.15) feet from a stone bound found at the intersection of the northeasterly line of Teddy Road and said line of Wildwood Avenue:
Thence: North 00° 00' 35" East, by the Easterly line of Wildwood Avenue, thirty-five and no hundredths (35.00) feet to a point at Lot 6B;
Thence: North 89° 39' 35" East, by Lot 6B and in part through a Common Wall sixty and no hundredths (60.00) feet to a point;
Thence: South 54° 38' 05" East, by Lot 6B, one hundred eight and eighty-four hundredths (108.84) feet to a point at land now of formerly of Gelardi;
Thence: South 00° 00' 35" West, by said land of Gelardi, forty-two and eighty-six hundredths (42.86) feet to a point at Lot 5B;
Thence: North 51° 32' 35" West, by Lot 5B, one hundred thirteen and thirty-four hundredths (113.34) feet to a point;
Thence: North 89° 59' 25" West, by Lot 5B, sixty and no hundredths (60.00) feet to the point of beginning.
Containing, by calculation, 5,583 square feet of land and being delineated as Lot 6A, on a plan entitled "Land in Worcester, MA, owned by Charles A. Gelardi et al" April 17, 1986, and prepared for filing with in Worcester District Registry of Deeds in Plan Book 556, Plan 118, by Bouley Brothers, Inc. Registered Land Surveyors, Worcester, MA
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.

TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
TEN THOUSAND ($10,000.00) Dollars of the purchase price must be paid by a certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid by a certified check, bank treasurer's or cashier's check within forty-five (45) days after the date of sale.
