You and each of you are hereby notified that a Sheriffs sale of the referenced property is to be conducted by the Sheriffs Office of Pueblo County, State of Colorado at 10:00 am on the 20th day of January 2026, in lobby at 909 Court St., Pueblo, CO 81003, phone number 719-583.-6405. At which sale, the above-described real property and improvements thereon will be sold to the highest bidder. All bidders will be required to have in their possession cash or certified funds at least equal to the amount of this bid. The winning bidder will have one hour following the sale to tender the full amount of their bid, or they will be deemed to have withdrawn their bid. Plaintiff makes no warranty relating to title, possession, or quiet enjoyment in and to said real property in connection with this sale.

This is to advise you that a Sheriffs sale proceeding has been commenced through the office of the undersigned Sheriff pursuant to Court Order dated July 22, 2025, and C.R.S. § 38-38-101 et seq. By Freedom Mortgage Corporation, as Judgment Creditor. The foreclosure is based on a Default Judgment and Decree of Foreclosure. The judgment is in the amount of $248,828.96. The Judgment established a lien for the benefit of Freedom Mortgage Corporation against real property legally described as follows:
