By virtue and in execution of the Power of Sale contained in a certain mortgage given by Angelina Margarida and Edward S. Margarida to Hartford Funding, LTD, and now held by U.S. Bank Trust National Association, as trustee of Waterfall Victoria III-NB Grantor Trust, said mortgage dated April 27, 1998 and recorded in the Bristol County (Southern District) Registry of Deeds in Book 4101, Page 126, said mortgage was assigned from Hartford Funding LTD to Wendover Financial Services Corp. by assignment dated April 27, 1998 and recorded with said Registry of Deeds in Book 4101, Page 144; said mortgage was assigned from Wendover Financial Services Corporation to Financial Freedom Senior Funding Corp. by assignment dated October 20, 2006 and recorded with said Registry of Deeds in Book 8400, Page 171; said mortgage was assigned from Financial Freedom Senior Funding Corp. to Secretary of Housing and Urban Development by assignment dated March 7, 2007 and recorded with said Registry of Deeds in Book 8573, Page 102; said mortgage was assigned from Secretary of Housing and Urban Development to U.S. Bank Trust National Association, as trustee of Waterfall Victoria III-NB Grantor Trust by assignment dated April 9, 2025 and recorded with said Registry of Deeds in Book 15236, Page 141; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on December 29, 2025 at 10:00 AM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
THE LAND IN WESTPORT, BRISTOL COUNTY, MASSACHUSETTS, WITH ALL BUILDINGS AND IMPROVEMENTS THEREON, BOUNDED AND DESCRIBED AS FOLLOWS:
NORTHEASTERLY BY EUCLID STREET ONE HUNDRED (100) FEET;
SOUTHEASTERLY BY FAULKNER STREET, ONE HUNDRED (100) FEET;
SOUTHWESTERLY BY LOT #138 ON THE AFOREMENTIONED PLAN, ONE HUNDRED (100) FEET; AND
NORTHWESTERLY BY LOTS #110 AND 111 ON SAID PLAN ONE HUNDRED (100) FEET.
CONTAINING TEN THOUSAND (10,000) SQUARE FEET OF LAND, MORE OR LESS.
BEING LAID OUT AND DELINEATED AS LOTS 136 AND 137 ON "PLAN OF BEULAH TERRACE SITUATED IN SAID WESTPORT-MASS OWNED BY ADDIE H. FAULKNER JULY-15-1912 SCALE-1 INCH=60 FEET", AND RECORDED WITH THE BRISTOL COUNTY S.D. REGISTRY OF DEEDS PLAN BOOK 25, PAGE 60.
BEING THE SAME PREMISES CONVEYED TO THESE MORTGAGORS BY DEED OF MARY BRUM, DATE JULY 10, 1962, AND RECORDED IN THE BRISTOL COUNTY S.D. REGISTRY OF DEED IN BOOK 1377, PAGE 75.
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.
For Mortgagor’s Title see deed dated July 10, 1962 and recorded in the Bristol County (Southern District) Registry of Deeds in Book 1377, Page 75.
TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
