SUBSTITUTED TRUSTEE'S NOTICE OF SALE
WHEREAS, on December 4, 2023, Arlin Alexandria Victory, an unmarried person, executed a Deed of Trust to Donald G. Griffin, Trustee for Community Bank of Mississippi, Beneficiary, which Deed of Trust was recorded in the office of the Chancery Clerk of Hinds County, Mississippi as Instrument No. 1860036 at Book 7303, Page 1464; and,
WHEREAS, Community Bank of Mississippi, the present owner of the indebtedness and holder of the above described Deed of Trust, appointed Jeff D. Rawlings in the place and stead of Donald G. Griffin or any subsequently appointed substituted trustee, said Substitution of Trustee being recorded in the office of the Chancery Clerk of said County as Instrument No. 1933940 at Book 7329, Page 1928; and,
WHEREAS, default having been made in the terms and conditions of said Deed of Trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said Deed of Trust, Community Bank of Mississippi, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said Deed of Trust and for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees and expenses of sale.
NOW, THEREFORE, I, Jeff D. Rawlings, Substituted Trustee in said Deed of Trust, will on the 23rd day of December, 2025, offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the North Door of the Hinds County Courthouse, 407 E. Pascagoula Street, Jackson, Mississippi to the highest and best bidder for cash the following described property situated in Hinds County, State of Mississippi, to-wit:
Commence at an iron bolt marking the southeast corner of Section 4, Township 3 North, Range 1 West, Hinds County, Mississippi according to a Plat of Survey for The Estate of Hubert T. Farmer prepared by H.D. Lang and Associates, Inc., Project No. 05-117, dated February 15, 2006, reference to which is hereby made in aid of and as a part of this description; run thence North 00 degrees 08 minutes 46 seconds West for a distance of 2815.94 feet to the southeast corner of said survey; run thence along the boundary lines of said survey as follows: run thence North degrees 58 minutes 57 seconds West for a distance of 693.30 feet to a point on the east right-of-way line of Old U.S. Highway 51 (Terry Road), said right-of-way line being in a curve to the left having a central angle of 27 degrees 02 minutes 46 seconds and a radius of 1937.97 feet; run thence Northeasterly and along said east right-of-way line in said curve to the left for an arc distance of 674.07 feet (chord bearing and distance, North 00 degrees 16 minutes 53 seconds East, 670.60 feet) to the point of tangency of said curve; run thence North 09 degrees 45 minutes 59 seconds West and along said east right-of-way line for a distance of 815.08 feet to the Point of Beginning for the description of a parcel of land described as follows:
Continue thence North 09 degrees 45 minutes 59 seconds West and along said east right-of-way line for a distance of 245.00 feet to a point; run thence, leaving said east right-of-way line and west lie of said survey, South 89 degrees 58 minutes 57 seconds East for a distance of 875.46 feet to a point on the east line of said survey; run thence South 00 degrees 11 minutes 17 seconds West and along said east line of said survey for a distance of 192.29 feet to a point; run thence, leaving said east line of said survey, North 89 degrees 58 minutes 57 seconds West for a distance of 651.62 feet to a point in an existing fence line; run thence South 74 degrees 52 minutes 38 seconds West and along said fence line for a distance of 188.17 feet to the Point of Beginning.
The above described parcel of land is located in the Northeast Quarter (NE 1/4) of the Northeast Quarter (NE 1/4) of Section 4, Township 3 North, Range 1 West, Hinds County, Mississippi and contains 3.90 acres, more or less.
I WILL CONVEY only such title as is vested in me as Substituted Trustee.
