PUBLIC NOTICE
The Hellam Township Zoning Hearing Board will hold a public hearing on December 23, 2025, at 6:00 PM at the Township Building, 35 Walnut Springs Road, York, PA 17406, to consider Application No. Z-2025-14 submitted by Amanda Bell for the property located at 1374 East River Drive (UPI 31-08-04).
The Applicant requests a special exception under §490-134 (Expansion or alteration) and §490-138 (Dimensional nonconformities) of the Hellam Township Zoning Ordinance to construct an in-ground swimming pool on a lot in the Rural Agricultural (RA) Zone. The RA District permits a maximum 15% impervious lot coverage (§490-12). The property legally exists with approximately 17% impervious coverage, which will remain unchanged with the proposed improvement.

The Applicant seeks a Special Exception under §490-134.A.(2) to allow renovations including a building addition and retaining walls. Requested relief includes expanding nonconforming lot coverage from 16% to 18.7% and reducing the rear setback from 14 ft to 9 ft.
