Block 7401, Lots 1, 2 and 4
PLEASE TAKE NOTICE that on December 4, 2025, the Planning Board of the Borough of Paramus adopted a Resolution memorializing its grant of a soil moving permit and preliminary and final major site plan approval with ancillary variance and design waiver/exception relief to Costco Wholesale Corporation (the "Applicant") in order to demolish the existing vacant buildings on Block 7401, Lots 2 and 4, and construct a Costco Wholesale retail store with tire center (consisting of approximately 184,250 SF), associated parking, signage, stormwater management, site lighting, landscaping, ingress and egress (the "Project"). The Project is proposed on property located at 857, 859 and 861 Route 17 and designated as Block 7401, Lots 2 and 4 on the Tax Map of the Borough of Paramus (the "Property"). The Property is located in the HCC-2 (Highway Corridor Commercial-2) Zone.
The Board granted certain variances, waivers, exceptions and other relief from the applicable ordinances, including but not limited variances for building coverage, planted buffer areas, side and rear yard setbacks, signage, retaining wall height and location, loading area, drive aisle width, rooftop appurtenances height, EV parking spaces, and entrance driveway.
