Being known as lot number thirteen hundred eighty-five (1385) in the City of Dover, formerly known as lot number one hundred twenty-five (125) in the Dover Land Improvement Co’s Addition to said City of Dover, as appears in the Plat Records, Tuscarawas County, Volume 4, Page 37.
The real property described herein is conveyed subject to all items listed above or in any attached Exhibit A, which are exempted from the general warranty covenants, and is also con-veyed subject to the following items, which are also exempted from the general warranty convenants: all reservations, easements, rights of way, leases, convenants, conditions, re-strictions and out conveyances of record; all legal highways; zoning, building and other laws, ordinances and regulations; real estate taxes and assessments not yet due and payable; rights of parties in possession; and discrepancies, conflicts in boundary lines, shortage in area, encroachments, or any other facts which are not shown by the public records, but would be shown in a correct survey of premises.
