NOTICE OF MORTGAGEE’S SALE OF REAL ESTATE
Premises: 155 Highland Street, Taunton, MA 02780
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Marie Gerard Y Bordes to Mortgage Electronic Registration Systems, Inc., as Mortgagee, as nominee for Cardinal Financial Company, Limited Partnership, and now held by Freedom Mortgage Corporation, said mortgage dated May 25, 2022 and recorded in the Bristol County (Northern District) Registry of Deeds in Book 27909, Page 40, said mortgage was assigned from Mortgage Electronic Registration Systems, Inc., as Mortgagee, as nominee for Cardinal Financial Company, Limited Partnership to Cardinal Financial Company, Limited Partnership by assignment dated August 1, 2023 and recorded with said Registry of Deeds in Book 28520, Page 267; said mortgage was assigned from Cardinal Financial Company, Limited Partnership to Freedom Mortgage Corporation by assignment dated June 5, 2024 and recorded with said Registry of Deeds in Book 28941, Page 142; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on January 9, 2026 at 10:00 AM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
The land in said Taunton, Bristol County, Massachusetts, with the buildings thereon situated on the easterly side of Highland Street, bounded and described as follows:
Beginning at a corner of land of Howard L. White and Grace B. Mason; thence by said Highland Street S. 23 degrees 9' E. 121.54 feet to a corner; thence by Davenport Street N. 70 degrees 21' E. 152.92 feet to a corner; thence by land now or formerly of Irving B. Shaw N. 23 degrees 9' W. 121.54 feet to a corner; thence by said White and Mason land S. 70 degrees 21 W. 152.92 feet to the point of beginning.
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.
For Mortgagor’s Title see deed dated May 10, 2022 and recorded in the Bristol County (Northern District) Registry of Deeds in Book 27909, Page 38.
TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
