Pursuant to the Power of Sale contained in a Security Deed given by Antonio T Glenn to Fifth Third Mortgage Company dated 6/14/2010 and recorded in Deed Book 1264 Page 61 and modified at Deed Book 1537 Page 1327; and pursuant to that Consent Order as to the United States of America and Order Dismissing Defendant Secretary of Housing and Urban Development recorded in Deed Book 1983 Page 1194, and Final Order Granting Plaintiff’s Motion for Default recorded in Deed Book 1983 Page 2284, Richmond County, Georgia records; as last transferred to or acquired by Fifth Third Bank, National Association s/b/m Fifth Third Mortgage Company, conveying the after-described property to secure a Note in the original principal amount of $86,830.00, with interest at the rate specified therein, there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door of Richmond County, Georgia (or such other area as designated by Order of the Superior Court of said county), within the legal hours of sale on January 6, 2026 (being the first Tuesday of said month unless said date falls on a Federal Holiday, in which case being the first Wednesday of said month), the following described property: ALL THAT LOT OR PARCEL OF LAND, TOGETHER WITH ALL BUILDINGS AND IMPROVEMENTS THEREON, SITUATE, LYING AND BEING IN THE STATE OF GEORGIA, COUNTY OF RICHMOND, AT THE INTERSECTION OF WHEELESS ROAD AND DORN ROAD, HAVING A FRONTAGE OF ONE HUNDRED FIFTY (150) FEET ON THE WEST SIDE OF WHEELESS ROAD AND EXTENDING BACK ALONG THE NORTH SIDE OF DORN ROAD FOUR HUNDRED SEVEN (407) FEET TO A POINT ON THE PROPERTY LINE OF LAND, AS SHOWN ON A PLAT RECORDED IN THE OFFICE OF THE CLERK OF THE SUPERIOR COURT OF RICHMOND COUNTY, GEORGIA, IN BOOK 464, PAGE 1942. The sale will be conducted subject to (1) confirmation that the sale is not prohibited under the U.S. Bankruptcy Code; and (2) final confirmation and audit of the status of the loan with the holder of the Security Deed. Section 9-13-172.1, which allows for certain procedures regarding the rescission of judicial and non-judicial sales in the State of Georgia, the Deed Under Power and other foreclosure documents may not be provided until final confirmation and audit of the status of the loan as provided immediately above.
