PLEASE TAKE NOTICE that on January 8, 2026 at 7:30 p.m. the Zoning Board of the Township of Old Bridge will hold a public hearing on the application of Primespace Capital, LLC. The hearing will take place in the Municipal Courtroom of the Municipal Complex, 1 Old Bridge Plaza, Old Bridge, New Jersey. The premises which are the subject of the application are located on Pine Street and Route 18, Old Bridge, New Jersey. Said premises known as a Lots 1 2, 3 & 8, Block 18091.
Applicant is seeking Bifurcated D(1) and D(4) Use Variance Relief to remove the existing single-family dwelling and construct a three-story self-storage facility. The subject property is located in the Residential District (R-40) zone, which does not permit the proposed self-storage facility and thus requires a D(1) variance. In addition, the proposed facility exceeds the maximum floor area ratio ("FAR") permitted, as 0.13 is permitted and 0.333 is proposed, requiring a D(4) variance. Moreover, the Applicant will require the following bulk variances: minimum non-critical area requires 65% while 62.3% is proposed, the maximum building height permitted is 2.5 stories whereas 3 stories are proposed, twenty-five (25) parking spaces are required whereas seventeen (17) spaces are proposed, and five (5) loading spaces are required and none are being proposed. Bulk variances are also required for buffer and landscape requirements. More specifically, the building or parking area cannot be established in any buffer while the proposed parking area drive aisle is within 75' of Route 18 and a buffer is not established along the entire frontage of the track despite being on a non-residential lot. The application is bifurcated and only the use and bulk variances are being considered by the Board. If the use variance is granted, the applicant will file a site plan application and a separate hearing will take place on notice to the public.
The applicant also intends to request at the hearing such density, use and bulk variance and/or waivers of design standards and/or submission requirements as are required to develop the premises in the manner indicated in the application materials, and any other variances or waivers that the Board may require.
All Documents relating to the application may be inspected by the public by contacting the Board Secretary to make arrangements in the office of Planning/Zoning Dept., Municipal Complex, 1 Old Bridge Plaza, Old Bridge, New Jersey 08857. Any interested party may appear at the aforesaid hearing, either in person, or by their attorney, and be given an opportunity to be heard with respect to the aforesaid application.
