NOTICE OF SUBSTITUTED TRUSTEE'S SALE
WHEREAS, on 09/12/2003, LARRY PELLETIER executed a Promissory Note payable to the order of AMERIQUEST MORTGAGE COMPANY.
WHEREAS, the aforesaid Promissory Note was secured by a Deed of Trust dated 09/12/2003, executed by MARIE BATEMAN, A SINGLE PERSON AND RINO PELLETIER, A SINGLE PERSON AND LARRY PELLETIER, A SINGLE PERSON and being recorded on 11/14/2003 in Book 436, Page 284 as Document No. 142083 of the records of the Hinds County, State of Mississippi; and which aforesaid Instrument conveys to JIM B. TOHILL, Trustee and to AMERIQUEST MORTGAGE COMPANY, as Beneficiary, the hereinafter described property; and
WHEREAS, AMERIQUEST MORTGAGE COMPANY assigned said Deed of Trust to Deutsche Bank National Trust Company, as Trustee for Ameriquest Mortgage Securities Inc., Asset-Backed Pass-Through Certificates, Series 2003-11 via an instrument filed of record on August 5, 2013 as Document No. 214781, in Book 633, and at Page 6115 in the office of the Clerk of the Hinds County, State of Mississippi; and
WHEREAS, DEUTSCHE BANK NATIONAL TRUST COMPANY, AS TRUSTEE FOR AMERIQUEST MORTGAGE SECURITIES INC., ASSET-BACKED PASS-THROUGH CERTIFICATES, SERIES 2003-11 appointed WESTERN PROGRESSIVE - MISSISSIPPI, INC., as Substitute Trustee in the place of the aforementioned original Trustee via an instrument dated 11/04/2025 and recorded on 12/03/2025 in Book 649, Page 5276 as Document No. 287703 of the records of the Hinds County, State of Mississippi and
WHEREAS, default having occurred under the terms and conditions of said Promissory Note and Deed of Trust and the holder having declared the entire balance due and payable; and
WHEREAS, Western Progressive - Mississippi, Inc., the Substituted Trustee in said Deed of Trust will on 01/09/2026, between the hours of 01:00 p.m. and 4:00 p.m., offer for sale and will sell at public outcry to the highest bidder for cash at the Southwest Front Steps, Hinds County Courthouse (2nd Judicial District), 127 West Main Street, Raymond, MS 39154, the following described property located and situated in Hinds County, Mississippi, to wit:

EAST FOR 483.49 FEET TO AN IRON PIN ON THE WEST LINE OF THE SUMMERS PROPERTY, RUN THENCE, ALONG SAID WEST LINE SOUTH FOR 155.29 FEET TO AN IRON PIN, CONTINUING ALONG SAID WEST LINE SOUTH 39 DEGREES 04 MINUTES WEST FOR 739.73 FEET TO AN IRON PIN, CONTINUING ALONG SAID WEST LINE, SOUTH 07 DEGREES 16 MINUTES WEST FOR 196.35 FEET TO AN IRON PIN ON THE NORTH LINE OF BUSH ROAD, RUN THENCE , ALONG SAID NORTH LINE, SOUTH 88 DEGREES 47 MINUTES WEST FOR 245.64 FEET BACK TO THE IRON PIN MARKING THE POINT OF BEGINNING.

Subject to the rights of way and easement for public roads and public utilities, and to any prior conveyance or reservation of mineral of every kind and character, including but not limited to oil, gas, sand, and gravel in or under subject property.
As the undersigned Substituted Trustee, Western Progressive - Mississippi, Inc, will convey only such title as is vested in it under said Deed of Trust.
