By virtue and in execution of the Power of Sale contained in a certain mortgage given by Joseph L Abreu to Fall River Five Cents Savings Bank, and now held by PNC Bank, National Association, said mortgage dated January 27, 2010 and recorded in the Bristol County (Southern District) Registry of Deeds in Book 9623, Page 31, said mortgage was assigned from Fall River Five Cents Savings Bank to Mortgage Electronic Registration Systems, Inc. by assignment dated June 6, 2024 and recorded with said Registry of Deeds in Book 15213, Page 310; said mortgage was assigned from Mortgage Electronic Registration Systems, Inc. to PNC Bank, National Association by assignment dated August 27, 2025 and recorded with said Registry of Deeds in Book 15304, Page 565; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on January 29, 2026 at 12:00 PM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
Being shown as Lot #13 on "Plan of Lots Owned by Jean B. Jean, Trustee", filed in the Bristol County S.D. Registry of Deeds in Plan Book 7, Page 56, and being bounded and described as follows:
Beginning at the northeast corner thereof, at a point in the west line of Belleville Avenue, distant therein southerly sixty-four (64) feet from the intersection of said west line of Perry Street; thence westerly by land now or formerly of Charles A. Neal, Trustee, one hundred (100) feet; thence southerly forty (40) feet to land now or formerly of Alphonse Rousseau; thence easterly in line of last named land, one hundred (100) feet to said west line of Belleville Avenue; and thence northerly in said west line of Belleville Avenue, forty (40) feet to the place of beginning. Containing fourteen and 69/100 (14.69) square rods, more or less.
Being the same premises conveyed by Deed recorded with the Bristol County S.D. Registry of Deeds in Book 9191, Page 252.
A deed from Secretary, Department of Veterans' Affair to Joseph L. Abreu to be recorded.
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.

TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
