REZONING CASE: REZONE 2025-86
JDS Tire Systems, Inc., owner, is requesting the approval of a Conditional Use Zoning Map Amendment to allow a change of use in an existing commercial building for the purpose of operating a business that cuts and polishes granite for home countertop installation as well as to support other trade contractor uses. The subject property is located at 20531 US Hwy 421. This property is on the west side of US Hwy 421 approximately 1,700 feet south of Tedder Road in the Columbia Township and may be further identified by Pender County PIN 2361-64-8563-0000.
SPECIAL USE PERMIT CASE: SUP 2025-55
Robert Erkstam of Old Apostolic, applicant and owner, is requesting approval of a Special Use Permit to allow for the development of a 38,046 square-foot structure and a 600 square-foot accessory structure for a church. The use is proposed on an approximately 10.1-acre portion of a larger 11.19 - acre tract within the RP, Residential Performance, zoning district. The subject property is located at NC Hwy 117 & Oaks Plantation Dr. approximately one half mile from the
intersection of US Highway 117 and Old Blossom Ferry Road in the Rocky Point Township and may be further identified by PIN 3233-21-7880-0000.
ZONING TEXT AMENDMENT CASE: ZTA 2025-32
Pender County Planning & Community Development, applicant, is requesting the approval of a Zoning Text Amendment to the Pender County Unified Development Ordinance. Specifically, the changes include adjustments to Appendix A - Definitions: Family Child Care Home. This change will comply with changes to North Carolina General Statutes Section 110-86(3)(b), defining Family Child Care Homes (FCCH), and Section 110-91(7)(b), regarding FCCH capacity. ZONING TEXT AMENDMENT CASE: ZTA 2025-33
Pender County Planning & Community Development, applicant, is requesting the approval of a Zoning Text Amendment to the Pender County Unified Development Ordinance. Specifically, the changes include adjustments to Article 3, Section 3.3.7 Resubmission of Application. This change will comply with changes to North Carolina General Statutes Section 11 of North Carolina General Statute 160D-601, Prohibit Waiting Periods for Refiling of Development Applications.
