By virtue of a power of sale contained in a certain security deed from Samuel Dee Bowers III and Brenda F Bowers to Mortgage Electronic Registration Systems, Inc., as grantee, as nominee for Wachovia Mortgage Corporation, its successors and assigns and recorded in Deed Book 329E, Page 357, Chatham County, Georgia records given to secure a note in the original amount of $170,000.00 with interest on the unpaid balance until paid, the following described property will be sold at public outcry to the highest bidder for cash at the courthouse door of CHATHAM COUNTY, Georgia, or at such place as has or may be lawfully designated as an alternative location within the legal hours of sale on the first Tuesday in February, 2026, to wit: February 03, 2026, the following described property:
ALL that certain lot, tract or parcel of land situate, lying and being in GORDONSTON in the City of Savannah, Chatham County, Georgia, known as LOT 1 AND A TRIANGULAR PORTION OF LOT 2, BLOCK 25, WORTSMAN WARD. Said lot and portion of lot lie contiguous and are described as follows:
Beginning at a point of the Southern right-of-way line of Henry Avenue where said right-of-way line is intersected by Pierpont Circle; running thence in a Southerly direction along the circumference of said circle a cord distance direction 41.53 feet, more or less, to a point on the Northwestern Right-of-way line of Atkinson Avenue, running thence along said Northwestern right-of-way line in Southwesterly direction a distance of 81.39 feet, more or less, to a point where said right-of-way line intersected by the Northern property line of Lot 3, said Block and Ward; running thence in a Northwesterly direction along the Northern Line of said Lot 3, a distance of 79.43 feet, more or less, to point where Lot 1, Lot 2 and Lot 3, said Block and Ward intersect; running thence in a Northerly direction a distance of 72.66 feet, more or less, to point on the Southern right of way line of Henry Avenue, located 10 feet west of the old lot line between Lots 1 and 2, said Block and Ward; running thence in a an Easterly direction along the Southern right-of-way line of Henry Avenue a distance of 95.06 feet more or less, to a point which is the point of beginning; said lot and portion of lot are generally bounded on the North by Henry Avenue; on the Northeast by Pierpont Circle; on the Southeast by Atkinson Avenue; on the Southwest by Lot 3, said block and ward; on the West by the remaining portion of Lot 2, said block and ward.
For a more complete description of said lot and portion of lot hereby conveyed, specific reference is made to a plat dated July 8, 1952, prepared by Thomas and Hutton Engineers, and to survey recorded in the Office of the City Engineer of Savannah, Georgia, dated August 28, 1946, Folio 8863. Together with improvements thereon more commonly known as 1 Pierpont Circle, Savannah, Georgia and bearing a Tax Parcel Number of 2-0057-15-001.
Subject, however, to all valid easements, restrictions, zoning ordinances and rights-of-way of record affecting subject property, if any.

The debt secured by the above-referenced security deed has been declared due because of the default in the payment of said debt per the terms of the note and other possible defaults by the borrower or the successor thereto. The debt remaining in default, this sale will be made for the purpose of paying the debt and all expenses of this sale including attorney’s fees (notice of intent to collect attorney’s fees having been given).
Said sale will be made subject to the following items which may affect the title to said property: All restrictive covenants, easements and rights-of-way appearing of record, if any; all zoning ordinances; matters which would be disclosed by an accurate survey or by an inspection of the property; all outstanding or unpaid bills and assessments for street improvements, curbing, garbage, water, sewage and public utilities which may be liens upon said property; and any outstanding taxes, assessments and other liens superior to the security deed being foreclosed hereby. To the best knowledge and belief of the undersigned, the above-described property is in the possession of the borrower and/or other persons with the consent and acquiescence of the borrower.

The foregoing notwithstanding, nothing in O.C.G.A. § 44-14-162.2 shall be construed to require Wilmington Savings Fund Society, FSB Not in its individual capacity, but solely as owner Trustee of CSMC 2019-RPL11 to negotiate, amend, or modify the terms of the Security Deed described herein.
