EXECUTION AND ORDER OF SALE
In The Superior Court of the State of Arizona
IN AND FOR THE COUNTY
OF MARICOPA
THE WINDS OF CAMPBELL ASSOCIATION, INC., an Arizona non-profit corporation, Plaintiff(s),
vs.
MARIA LAZARO and OSCAR LAZARO-PINEDA, wife and husband, as community property with rights of survivorship; JOHN DOES and JANE DOES I through X; BLACK CORPORATIONS I through X; and WHITE PARTNERSHIPS I through X, Defendant(s).
UNDER AND BY VIRTUE OF EXECUTION AND ORDER OF SALE issued out of and under the seal of Superior Court of Maricopa County, State of Arizona, on the 10th day of December, 2025, and to me as Sheriff of said County duly directed and delivered in the above entitled action:
WHEREAS, on the 6th day of May, 2024, the above-named Plaintiff recovered a Judgment in the above-styled Court against the Defendants, Maria Lazaro and Oscar Lazaro-Pineda, as follows:
Amount of Judgment -- $6,164.29; Costs to date, not included in amount of the Judgment -- $30.80; Accrued interest to date -- $0.00; Attorneys' fees -- $1,100.00.
Taking into consideration payments totaling $4,914.00 made on that Judgment, costs to date, and interest to date, the total amount due on that Judgment is $2,631.09, plus costs of Sheriff's sale together with a foreclosure of Plaintiff's lien against the Defendants, on the following described real property, to-wit:
Lot 7, Winds of Campbell, according to Book 309 of Maps, Page 4, records of Maricopa County, Arizona.
AKA: 9920 W. Madrugada Ave., Phoenix, AZ 85037.
NOW, THEREFORE, PUBLIC NOTICE IS HEREBY GIVEN that on the 26th day of February, 2026, at the hour of 10:00 A.M. at 301 West Jefferson Street, Room 250-8*, in the City of Phoenix, Maricopa County, State of Arizona, I will in obedience to said Execution and Order of Sale, sell all the right, title, claim and interest of the above named debtor, in, of and to the above described property at public auction to the highest bidder for cash or certified funds only, in lawful money of the United States, and apply the proceeds thereof to the payment and satisfaction of said judgment, together with the interest that may be due thereon and all costs of suit and accruing costs.
