NOTICE OF MORTGAGEE’S SALE OF REAL ESTATE
Premises: 2 Bow Street, Carver, MA 02330
By virtue and in execution of the Power of Sale contained in a certain mortgage given by David A. Ryan and Carol A. Ryan to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Sovereign Bank, and now held by Santander Bank, N.A., said mortgage dated June 10, 2009 and recorded in the Plymouth County Registry of Deeds in Book 37335, Page 301, said mortgage was assigned from Mortgage Electronic Registration Systems, Inc., as Mortgagee, as nominee for Sovereign Bank to Santander Bank, N.A. by assignment dated October 16, 2025 and recorded with said Registry of Deeds in Book 60455, Page 33; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on March 5, 2026 at 09:00 AM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
That certain parcel of land situated in Carver, Plymouth County, Massachusetts, described as follows:
LOT 134 as shown on a plan of land entitled "Vaughn Estates South Meadow Road, Carver, Mass. December 6, 1974 Scale 1” = 200' Robert C. Bailey, Reg. Land Surveyor Pembroke, Mass. Owner & Subdivider Weston Bros., Inc. Main Street Carver, Mass.," which plan is recorded with the Plymouth County Registry of Deeds as Plan No. 43 of 1976, in Plan Book 18, Page 781 et.seq.
According to said plan, Lot 134 is bounded as follows:
NORTHWESTERLY by Bow Street, One Hundred Eighty and 00/100 (180.00) feet;
NORTHEASTERLY by Lot 135, Two Hundred Thirty-seven and 38/100 (237.38) feet;
SOUTHEASTERLY by Lot 82 and 81, One Hundred Eighty and 00/100 (180.00) feet; and
SOUTHWESTERLY by Lot 133, Two Hundred Fifty and 55/100 (250.55) feet.
According to said plan, Lot 134 contains 44,099 square feet.
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.
For Mortgagor’s Title see deed dated May 16, 2003 and recorded in the Plymouth County Registry of Deeds in Book 25157, Page 283.
TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
