NOTICE OF MORTGAGEE’S SALE OF REAL ESTATE
Premises: 17 Heather Lane, Unit 17, Bridgewater, MA 02324
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Kristin Bateman to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Caliber Home Loans, Inc., and now held by NewRez LLC d/b/a Shellpoint Mortgage Servicing, said mortgage dated June 11, 2020 and recorded in the Plymouth County Registry of Deeds in Book 52900, Page 31, said mortgage was assigned from Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Caliber Home Loans, Inc. its successors and assigns to NewRez LLC d/b/a Shellpoint Mortgage Servicing by assignment dated May 23, 2025 and recorded with said Registry of Deeds in Book 59981, Page 55; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on March 12, 2026 at 01:00 PM Local Time upon the premises, directly in front of the building in which the unit is located, all and singular the premises described in said mortgage, to wit:
The condominium unit (subject unit) designated as Unit 17 of Village Green Condominium, a condominium in Bridgewater, Plymouth County, Massachusetts, having a street address of 17 Heather Lane, Bridgewater, MA, and being created pursuant to Master Deed dated June 1, 1977 and recorded with Plymouth County Registry of Deeds in Book 4291, Page 138, as amended by instruments of record. Subject unit is shown on the floor plans filed with said Master Deed, as amended, and on the copy of said plans annexed to the first unit deed to subject unit.
Subject unit is conveyed together with the applicable undivided interest in the common areas and facilities of the Condominium, as set forth in said Master Deed.
Subject unit is conveyed together with the benefit of the grantor's interest in and to all exclusive easements including those for parking and storage, if any, as the same may be set forth in said Master Deed and/or prior unit deeds to subject unit.
Subject unit is conveyed together with the benefit of and subject to all easements, restrictions, reservations, powers, limitations, and all other matters set forth in 1.) the Master Deed referred to above, as amended; 2.) the articles of organizations, By-Laws, and/or Declaration of Trust, as applicable, as amended of record, governing the condominium association, recorded together with said Master Deed; 3.) the first unit deed to subject unit; and 4.) Massachusetts General Laws Chapter 183A.

The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.
For Mortgagor’s Title see deed dated June 11, 2020 and recorded in the Plymouth County Registry of Deeds in Book 52900, Page 28.
Said Unit will be conveyed together with an undivided percentage interest in the Common Elements of said Condominium appurtenant to said Unit and together with all rights, easements, covenants and agreements as contained and referred to in the Declaration of Condominium, as amended.
TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
