SUBSTITUTED TRUSTEE'S NOTICE OF SALE
WHEREAS, 11/21/2018, Robert E Wentworth, Jr, a single person executed a certain deed of trust to Vylla Title, LLC - Ramquest ,Trustee for the benefit of Mortgage Electronic Registration Systems, Inc. as beneficiary, as nominee for Carrington Mortgage Services, LLC which deed of trust is of record in the office of the 2nd District of the Chancery Clerk's office of Hinds County, State of Mississippi in Book 7229 Page 2938 and recorded on 12/4/2018; and
WHEREAS, Vylla Solutions, LLC has heretofore been substituted as Trustee by instrument dated 2/13/2026 and recorded in Instrument No. 289946 Book 649 Page 7434 the aforesaid 2nd District of the Chancery Clerk's office; and
WHEREAS, default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, Vylla Solutions, LLC, as Substituted trustee of Carrington Mortgage Services, LLC, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said deed of trust and for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees and expense of sale.
NOW, THEREFORE, Vylla Solutions, LLC, Substituted Trustee in said deed of trust, will on 4/30/2026 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 A.M. and 4:00 P.M.), Southwest Steps of the Hinds County Courthouse (2nd Judicial District), 127 West Main Street, Raymond, MS 39154 to the highest and best bidder for cash or certified funds the following described property situated in Hinds County, State of Mississippi, to-wit:
A parcel of land located In Section 21, Township 6 North, Range 2 West, Hinds County, Mississippi, more particularly described as follows:
Commence at the point where the West line of Section 21, Township 6 North, Range 2 West intersects the South right of way line of U.S. 80 Highway at Station 966+53.35; run thence North 70 degrees 44 minutes East along the South right of way line of U.S. Highway 80 for 846.65 feet to Station 975+00; run thence South 19 degrees 16 minutes East for 30 feet to the widened right of way of U.S. Highway 80; run thence North 70 degrees 44 minutes East along said right of way for 383.61 feet to an iron pin marking the Point of Beginning of the parcel herein described; continue thence North 70 degrees 44 minutes East along said right of way for 316.39 feet to Station 982+00; run thence North 19 degrees 16 minutes West for 10 feet to a narrowed right of way of U.S. Highway 80; run thence North 70 degrees 44 minutes East along said right of way for 183.61 foot to an iron pin; run thence South 19 degrees 16 minutes East for 435.6 feet to an iron pin; run thence South 69 degrees 35 minutes West for 500.1 feet to an iron pin; run thence North 19 degrees 16 minutes West for 435.6 feet to the Point of Beginning, and containing 5.0 acres, more or less, said parcel of land being further described as being the same parcel of land as that described in the deeds and records of hinds county at Raymond, Mississippi, in Deed Book 141 at Page 246, reference to which is hereby made in aid of and as a part of this description.
I WILL CONVEY only such title as vested in me as Substituted Trustee.
