FINANCIER’S NOTICE OF SALE OF REAL ESTATE
By virtue and in execution of the Power of Sale contained in a certain Mortgage given by WB General 1 LLC to Realty Capital Finance, LLC, dated April 26, 2022 and recorded with the Worcester County (Worcester District) Registry of Deeds at Book 67508, Page 50, subsequently assigned to Wilmington Savings Fund Society, FSB, not in its individual capacity but solely as Owner Trustee of AlphaFlow Transitional Mortgage Trust 2021-WL1 by Realty Capital Finance, LLC by assignment recorded in said Worcester County (Worcester District) Registry of Deeds at Book 70275, Page 331 for breach of the conditions of said Mortgage and for the purpose of foreclosing same will be sold at Public Auction at 11:00 AM on April 14, 2026 at 49 Central Street, West Boylston, MA, all and singular the premises described in said Mortgage, to wit:
A certain parcel of land with the buildings thereon and all the privileges and appurtenances thereto belonging situated in said West Boylston on the westerly side of Central Street, bounded and more particular described as follows:
Beginning at a point on the westerly line of Central Street, at land now or formerly owned by West Boylston Grange;
Thence N. 2° 17’ W. one hundred (100) feet to an iron stake;
Thence S. 87° 26' W. one hundred and fifty (150) feet to an iron stake;
Thence S. 2° 17’ E. forty-seven and thirty-eight hundredths (47.38) feet to an iron stake;
Thence southerly sixty-five and eighty hundredths (65.80) feet to a stone bound;
Thence N. 87° 26’ E. one hundred thirteen and eighty hundredths (113.80) feet by land of said West Boylston Grange to place of beginning.
Containing 14,369 square feet, more or less.
Subject to restrictions of record, if still in force and effect.
Being the same premises as described in a Foreclosure Deed and Affidavit from Hometown Bank to W C B Realty, Inc. dated July 1, 2019 and recorded with the Worcester District Registry of Deeds at Book 60659, Page 193.
Property address is commonly known as: 49 Central Street, West Boylston, MA 01583.
The premises are to be sold subject to and with the benefit of all easements, restrictions, encroachments, building and zoning laws, liens, unpaid taxes, tax titles, water bills, municipal liens and assessments, rights of tenants and parties in possession, and attorney’s fees and costs.
TERMS OF SALE:
A deposit of TEN THOUSAND DOLLARS AND 00 CENTS ($10,000.00) in the form of a certified check, bank treasurer’s check or money order will be required to be delivered at or before the time the bid is offered. The successful bidder will be required to execute a Foreclosure Sale Agreement immediately after the close of the bidding. The balance of the purchase price shall be paid within thirty (30) days from the sale date in the form of a certified check, bank treasurer’s check or other check satisfactory to Financier’s attorney. The Financier reserves the right to bid at the sale, to reject any and all bids, to continue the sale and to amend the terms of the sale by written or oral announcement made before or during the foreclosure sale. If the sale is set aside for any reason, the Purchaser at the sale shall be entitled only to a return of the deposit paid. The purchaser shall have no further recourse against the Recipeint, the Financier or the Financier’s attorney. The description of the premises contained in said mortgage shall control in the event of an error in this publication. TIME WILL BE OF THE ESSENCE.
