Premises: 16 Sailors Lane, Norton, MA 02766
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Kevin G Croce and Robin S Croce to Ameripath Mortgage Corporation, and now held by Wells Fargo Bank N.A., as Trustee for Carrington Mortgage Loan Trust Series 2006-NC3 Asset-Backed Pass-Through Certificates, said mortgage dated March 25, 2006 and recorded in the Bristol County (Northern District) Registry of Deeds in Book 15756, Page 323, said mortgage was assigned from Ameripath Mortgage Corporation to Wells Fargo Bank N.A., as Trustee for Carrington Mortgage Loan Trust Series 2006-NC3 Asset-Backed Pass-Through Certificates by Order dated October 10, 2018 and recorded with said Registry of Deeds in Book 24788, Page 25; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on April 23, 2026 at 02:00 PM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
All that certain parcel of land situated in Norton, County of Bristol, State of Massachusetts, being known and designated as Lots 184, 185 and 186 on a plan of land entitled "Revised Plan NORTON GROVE ANNEX Norton, Mass. Grove Properties Co. Developers, Fred E. & Ethel W. Kraker, R. Loring Hayward, Civil Engineer, Taunton, Mass. June 14, 1941" recorded at the Bristol ND Registry of Deeds in Book 40, Page 2.
Being the same property as conveyed from Susan J. Delehanty to Kevin G. Croce and Robin S. Croce, husband and wife as tenants by the entirety, as described in Deed Book 10888 Page 256, Dated 08/30/2002, Recorded 08/30/2002 in BRISTOL County Records.
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.
For Mortgagor’s Title see deed dated August 30, 2002 and recorded in the Bristol County (Northern District) Registry of Deeds in Book 10888, Page 256.
TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
