NATIONSTAR MORTGAGE LLC DBA MR. COOPER, is the Plaintiff, and FRANCIS J. STEINHAUSER, ET ALS., are Defendants, writ of execution for the sale of mortgaged premises dated 03/04/2026.
By virtue of the above stated Writ, to me directed and delivered, I will expose to sale at public vendue on WEDNESDAY, the 6TH DAY of MAY A.D. 2026, at the hour of one thirty o' clock by the then prevailing (Standard or Daylight Saving) time, in the afternoon of the said day, at the Heldrich Hotel, 10 Livingston Ave, New Brunswick, N.J. 08901.

**If the sale is set aside for any reason, the Purchaser at the sale shall only be entitled to a return of the. deposit paid. The Purchaser shall have no further recourse against the Mortgagor, Mortgagee or the Mortgagee's attorney.
As the above description does not constitute a full legal description, said full legal description is annexed to that certain mortgage recorded in the Middlesex County Clerk's Office in Instrument Number: 2018026069, etseq., New Jersey, and the Writ of Execution on file with the Sheriff of Middlesex County.
SURPLUS MONEY: If after the sale and satisfaction of the mortgage debt, including costs and expenses, there remains any surplus money, the money will be deposited into the Superior Court Trust Fund and any person claiming the surplus, or any part thereof, may file a motion pursuant to Court Rules 4:64-3 and 4:57-2 stating the nature and extent of that person's claim and asking for an order directing payment of the surplus money. The Sheriff or other person conducting the sale will have information regarding the surplus, if any.
The approximate amount of the upset to be satisfied by said sale is the sum of THREE HUNDRED FIFTY THREE THOUSAND NINE HUNDRED FIFTY ONE DOLLARS AND NINETEEN CENTS ($$353,951.19) dollars more or less, plus interest together with the costs of this sale. THE UPSET AMOUNT MAY BE SUBJECT TO FURTHER ORDERS OF ADDITIONAL SUMS.
The subscriber reserves the right to adjourn said sale from time to time subject only to such limitations or restrictions upon the exercise of such power as may be specially provided by law or rules of the Court. Sold subject to conditions of sale.
Successful bidder must pay 20% of bid in certified check or official bank check at close of sale and the balance in two weeks.
