PLEASE TAKE NOTICE that on May 5, 2026 at 7:00 p.m. the Zoning Board of Adjustment for Neptune Township will hold a public hearing on the application of Abbas Osman Family Trust. The hearing will be held in the Township Hall, 25 Neptune Boulevard, Neptune, NJ 07753. The premises that are subject of this application are located at 216 Highway 35, Neptune, New Jersey. Said premises are designated as Block 613, Lot 8 and situated in the B-1 zoning district.
The applicant seeks a waiver of site plan with use and bulk variance relief for a change of use in the existing building. The applicant also seeks approval to allow the property to be used for all permitted uses in the B-1 zone. The current use of the building includes a furniture store and showroom. Applicant seeks to keep the furniture store and utilize the remaining portion as a community wellness center, which is not permitted in the B-1 zone. Thus, a use variance is required. The tenant of the proposed community wellness center is Collaborative Support Programs of New Jersey, Inc. ("CSPNJ"), which is a nonprofit organization providing peer-led, recovery oriented spaces that support individuals in achieving their wellness and recovery goals. CSPNJ has operated peer-led community wellness centers throughout the state of New Jersey for over forty (40) years. Applicant will require a parking variance as well due to insufficient parking.
The applicant also intends to request at the hearing such bulk variance and/or waivers of design standards and/or submission requirements as are required to develop the premises in the manner indicated in the application materials, and any other variances or waivers that the Board may require.
The application for development and all supporting maps, site plans and documents are on file in the office of the Department of Planning and Zoning and are available for public inspection during normal business hours at the Township Hall, 25 Neptune Boulevard, Neptune, New Jersey. Any interested party may appear at the aforesaid hearing, either in person, or by their attorney and be given an opportunity to be heard with respect to the aforesaid application.
