NOTICE OF MORTGAGEE’S SALE OF REAL ESTATE
Premises: 294 Forest Street, North Dighton (Dighton), MA 02764
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Jon M Templado and Katherine L Templado a/k/a Kathrine L Templado to Navy Federal Credit Union, and now held by Navy Federal Credit Union, said mortgage dated December 2, 2014 and recorded in the Bristol County (Northern District) Registry of Deeds in Book 22013, Page 211, for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on May 14, 2026 at 01:00 PM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
The land located in North Dighton, Bristol County, Massachusetts, with the buildings and improvements thereon on the westerly side of Forest Street, bounded and described as follows:
Beginning in the westerly side of said Forest Street at the southeasterly corner, a stone bound, of the herein described parcel, being also the northeasterly corner of land now or formerly of Fred E. Rebello; thence by said Rebello land, N. 57º 12' W. 493.69 feet for a corner a stone bound; thence N. 25° 29' E. 200 feet for a corner; thence S. 57° 12' E. 493.69 feet more or less to said Forest Street for a corner; thence by said Forest Street S. 25° 29' W. 200 feet to the point of beginning.
Excepting and excluding that portion of the premises conveyed by John Fernandes to John G. Pimenta and Alice L. Pimenta by deed dated May 20, 2004 and recorded at the Bristol County Northern District Registry of Deeds at Book 13678, Page 206.
For title reference, see Deed recorded with the Northern Bristol County Registry of Deeds this day from Gregory N. Mello and kara E. Mello to Jon Mark Templado and Kathrine L. Templado.
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.

TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
